List Scope of Works for Inspection of Defects:-
1) Floor/ Wall – Finishing, Alignment & evenness, Cracks & damages, Hollowness/ delamination; Jointing;
2) Ceiling – Finishing, Alignment & evenness, Cracks & damages, Roughness/ Patchiness, Jointing;
3) Door/ Window - Joints & gaps, Alignment & evenness, Material & damages, Functionality, Accessories & defects;
4) Fixtures - Joints & gaps, Alignment
& evenness, Material & damages, Functionality, Accessories defects
5) M&E Fittings* - Joints & gaps, Alignment & evenness, Material & damages, Functionality & safety, Accessories defects;
6) Others - Leaking/ water seepage, cleanliness. Note:
- Please ensure power and water supply are available during the inspection.
- We do not do inspection for structural, wiring, roof top, ponding test and water tank. Defects Report (Location, Defects Details, Photos)
1) Softcopy only – FOC
2) 2) Hardcopy – Will be charged based on paper sheets number (report), RM2.00/ sheets
- Reports will available within 3-5 working days
C. Others Chagres
1) Additional fees for fill in the defects in application apps provided by developer – RM20/ 1-100 nos of defect.
2) Mileage charges – minimum RM30 for property in Johor Bahru area (less than 30KM) and above for outside Johor Bahru area.
3) Follow up inspection after rectification work done by developer – Upon request by owner only. The follow up inspection charge will be 50% - 75% of the original charge inspection and based on defect numbers.
