3๏ธโƒฃ Track record โ€“ past projects: delayed? abandoned? complaints?

4๏ธโƒฃ Financial health โ€“ if developer is weak, project might stop ๐Ÿ˜ฐ

5๏ธโƒฃ Awards & quality certs โ€“ like The Edge awards, QLASSIC score etc.

Honestly, this is the first question every first-time buyer asks me ๐Ÿ˜„

And the answer? It's not just about your salary. Banks care about your DSR โ€“ basically, how much of your pay already goes to other commitments (car, PTPTN, credit cards) ๐Ÿ˜…

Here's the simple math ๐Ÿ‘‡

RM5,000 salary
70% max for commitments = RM3,500
Minus car RM500, PTPTN RM200
Left for house loan = RM2,500/month ๐Ÿ’ธ

That RM2,500/month roughly gets you a RM550,000 loan ๐Ÿ”ฅ

But hey, this is just a rough number lahh ๐Ÿ˜‰

Late handover? You can claim compensation (LAD). But you gotta ask for it โ€“ they won't offer ๐Ÿ˜…

2๏ธโƒฃ Defect period
Usually 24 months to report issues. Mark your calendar!

3๏ธโƒฃ Cancellation clause
Loan reject? Make sure you can get your deposit back (minus small fees).
