一條天橋，真的能改變房價？

我認為，重點從來不是「有沒有一座橋」。
而是——
它有沒有真正改變一個地方的步行動線？

當一個人可以更容易從 A 點走到 B 點，距離、時間和便利性都會改變。
而這些看似很小的改變，有時候正是城市價值開始發生變化的地方。

但……
便利性增加，就一定代表房價會上升嗎？

下一集，我們再談。

Can a pedestrian bridge really change property value?

I don't think the bridge itself is the point.

The real question is:
Does it actually change how people move through the area?

When getting from A to B becomes easier, distance, time and convenience all change.
And sometimes, these small changes are where the value of a location begins to shift.

But here's the bigger question:
Does better connectivity automatically mean higher property prices?

聽起來很近。

但如果這是你每天上下班的路，你真的會走嗎？

我最近到 JBCC 一帶實際走了一趟，也重新看了 RTS、CIQ、周邊街景，以及正在發展中的城市環境。

對我來說，房產的「地點」從來不只是地圖上的距離。

真正值得思考的是：

你每天會不會使用它？

會不會真的走？

會不會因此省下時間？

因為「靠近 RTS」真正的價值，不是地圖上那個數字。

而是它能不能改變你的生活方式。

I recently walked around the JBCC area and looked again at the RTS, CIQ, surrounding streets and the development taking place around them.

To me, location is never just about the distance on a map.

What matters is whether you would actually use it every day.

Would you walk?

Would it genuinely save you time?

Because the real value of being close to the RTS isn't just the number on a map.

It's whether it can change the way you live.

因為我相信，買房看的不只是今天，而是未來。

Everyone films the showroom.

I always start by looking outside.

A showroom can be beautifully designed, but what truly shapes a property's long-term value is often everything happening around it.

Whenever I visit a new development, I pay attention to:
🚶 How people move.
🚗 Traffic flow.
🏙️ What developments are taking shape nearby.

Because buying a property isn't just about today—it's about where the area is heading.

每次去一場活動，我真正注意的，不只是表演。

而是人。

有人陪孩子一起跳舞。

有人和朋友一起拍照。

有人只是靜靜站著，看著眼前的熱鬧。

我慢慢發現，

真正讓一座城市有溫度的，

從來不是建築。

而是生活在這裡的人。

這也是我喜歡記錄 Johor Bahru 的原因。

Whenever I visit a local event, I don't just watch the performances.

I watch the people.

Families spending time together.

Friends taking photos.

Children enjoying the moment.

I've realised that what gives a city its warmth isn't the buildings.

很多人第一次走進樣板屋，第一眼會看客廳。

也有人會直接走進主臥。

而我，通常會先看格局。

因為家具可以換，裝潢可以改。

但格局，往往是最難改變的。

買房時，我希望看到的不只是漂亮，而是未來住起來是否舒服。

When you walk into a show unit, what catches your eye first?

Some people look at the living room.

Some head straight to the master bedroom.

I usually look at the layout first.

Furniture and interior design can be changed.

But the layout is much harder to change.

A beautiful home is nice, but a practical layout makes everyday living better.

從 2027 年開始，新加坡將調整外國註冊車輛的入境收費方式。

對每天往返新馬的人來說，這不只是交通成本的改變。

它也可能讓一些人重新思考：

• 還要每天開車嗎？
• 改搭 RTS 或關卡巴士會更方便嗎？
• 如果每天都要通勤，會不會重新考慮住在哪裡？

我沒有答案。

但我覺得，這是一個值得觀察的變化。

很多人第一次看建築模型時，第一個反應就是找自己的單位。

其實，我比較在意另外三件事。

① 整體規劃
社區的配置是否合理？棟與棟之間的距離、公共空間的安排，會影響未來的居住品質。

② 人車動線
住進去後，每天進出是否方便、安全？動線規劃好不好，往往比想像中更重要。

③ 生活圈
周邊有什麼配套？日常採買、餐飲、交通、學校、醫療是否便利？房子只是其中一部分，真正影響生活的是整個環境。

很多人買房時，把大部分時間花在比較樓層、朝向或戶型。

但真正決定長期居住體驗的，往往是這些容易被忽略的細節。

這只是我看模型時的其中三個觀察重點。你呢？站在建築模型前，第一眼會先看什麼？

When I look at a scale model, I don't search for a unit first.

I start with three things:
• The overall master plan.
• The traffic and pedestrian flow.
• The surrounding neighbourhood.

A home is more than an apartment. It's the community you'll live in every day.

每次站在建築模型前，我都會看到不同的人。

有人第一時間找自己的單位。
有人開始研究哪一層比較好。

而我通常會先看整個規劃。

公共空間如何安排？
人車動線是否合理？
生活機能是否方便？
未來住在這裡，每一天會是什麼樣的體驗？

對我來說，建築模型不只是展示一棟建築。

它更像是在告訴我們，未來將會生活在怎樣的社區。

買房時，房子固然重要，但它周圍的環境，同樣會影響你未來很多年的生活品質。

如果是你，站在模型前，第一眼會看什麼？

Every time I stand in front of a scale model, I notice people looking at different things.

Some immediately search for their future unit.
Others compare floors or layouts.

I usually start with the bigger picture.

How is the community planned?
Is the traffic flow practical?
Are the shared spaces well designed?
What would daily life here actually feel like?

To me, a scale model is more than a display of buildings.

It offers a glimpse of how people may live, move and experience the neighbourhood in the future.

When buying a home, the unit matters—but the environment around it matters just as much.
