Even banker explain kepada saya pasal MRTA dan MLTA home insurance tetapi saya masih tak faham.

Biar saya list down 3 cara untuk senang cakap apa beza home insurance berdua ini.

First cakap sikit kenapa kita perlu ambil home insurance.

Home insurance ialah secured generasi kita kalau kita meninggal dunia , at least loan rumah settled dibayar atau hutang dikurangkan.

1.) MRTA settle bank loan sahaja, MLTA settle bank loan , balance cash deposit to waris.

Scenario for MRTA : Kalau rumah insurance under nama saya & wife , dan loan rumah ialah under saya & wife.

If I’m got anything happen , 50% paid off to the bank loan , contoh : 300k house , insurance would paid 150k , another 150k bank loan , wife saya tetap perlu bayar ikut bulanan.

Scenario for MLTA : Kalau saya pilih cover 300k for MLTA , apa hal berlaku kepada saya , waris saya dapat 300k untuk settle bank loan , yang lebih punya cash akan deposit kepada waris .

Contoh hutang ialah 250k , insurance akan settle 250k , dan 50k will deposit to waris sebagai cash.

In another term , kita pun boleh define MLTA ada sikit macam life insurance.

2.) MRTA lebih murah compared to MLTA

Kenapa MRTA murah ?

Sebab MRTA bayar satu kali in lifetime for that property , whether using cash atau finance masuk bank loan.

Contoh : Beli sebuah rumah 300k , MRTA is around 12k ikut 35 tahun tenure.

Kalau MLTA , there is cannot finance in bank loan , clients hanya boleh bayar by cash whether by monthly , quarterly, semi annually or annually.

Contoh : sama beli sebuah rumah 300k , MLTA is around 200 sebulan ikut 35 tahun , kita perlu bayar 84,000 dalam 35 tahun.

Calculation dan formulae boleh cari kawan yang kerja dalam insurance , mereka bleh kira for you ya .

3.) MRTA cash value : NIL , MLTA got cash value

For example MRTA tempoh cover Anda is 30 years , dia using reducing term .

Maksudnya selepas 5 tahun awak dapat 100% bayaran ganti rugi ,tetapi selepas 20 tahun mungkin awak tinggal 60% bayaran bantu rugi sahaja.

Habis tempoh MRTA ini dan awak sihat , seperti medical card , policy terminated with zero cash value.

Sebaliknya MLTA , awak sihat sampai tempoh habis , still boleh dapat cash value yang masa terminate bleh masuk ke account bank anda.

Ini simple definition of MRTA & MLTA , nak lebih teliti boleh refer to insurance agent / financial consultant masing masing ya.
