Another OPR reduction tomorrow? 🤔🤔

There is a high possibility Bank Negara Malaysia (BNM) will reduce the Overnight Policy Rate (OPR) by another 25 basis points (bps) in the upcoming monetary policy meeting tomorrow to support the country’s economic growth, according to a research note by TA Securities Holdings Bhd today.

- Nilai hartanah yang dinilai oleh valuer bank. Setiap bank mempunyai para penilai yang lain.
- So value yang berbeza akan diberitahu oleh different bank.
- Bank Value selalu dijadikan metric bagi markup loan.

2. MARKET VALUE
- Market value ni adalah harga permintaan semasa.
- Saya selalu guna Brickz walaupun Brickz tak tepat sangat sebab kadang kadang ada orang buat markup loan dalam data Brickz juga.
- Namun, Brickz is the closest data yang boleh dapat dengan mudah.
- Cara yang sebenar untuk nilai Market Value ialah dengan melakukan Analisis Perbandingan Pasaran (APP) atau Comparative Market Analysis (CMA)
- Caranya ialah amik data yang live sedang advertise di mudah.my, iproperty dan juga Propertyguru dan tabulate rata rata harga permintaan berapa.
- Renyah juga nak buat ni sebab ada noise.
- contoh noise, contoh kita nak kaji condo X, lepastu kita amik harga paling rendah yang sedang advertise as benchmark, rupa rupanya dia click bait sahaja.
- Lepas call, cakap unit tu dah terjual. 😅

3. ASKING PRICE
- Harga permintaan oleh owner. Ni memang s**a hati owner nak jual berapa.

4. BELOW BANK VALUE
- Harga tawaran oleh owner kurang daripada harga yang dinilai bank.

5. BELOW MARKET VALUE
- Harga tawaran oleh owner kurang daripada harga yang ditawarkan oleh average hartanah yang lain yang didapati menggunakan CMA atau APP.

Untuk confirm untung, beli at least 10-15% dibawah harga market value.
