You look at the developer, handover timeline, facilities, future crowd, and area growth.

A subsale unit is more like buying what you can already see now.
You check the actual condition, valuation, documents, repair works, and the real living environment.

So it’s not about developer units always being better,
and it’s not about subsale units always being safer.

The real question is:
Could you able to wait? ⏳
Or do you prefer something you can see and feel now? 🔑

Buying a home is not about choosing what looks more premium.
It’s about choosing what fits your cash flow, life stage, and future plans better. 😊

After years doing property viewings, noticed something interesting

People will carefully check the:
🏠 bedroom
🏠 living room
🏠 kitchen

But when it comes to the tenancy agreement:

😅 “Should be okay lah.”

The truth is, a lot of important details are inside:
📌 repair responsibilities
📌 early move-out terms
📌 deposit handling
📌 furniture handover record
📌 move-in / move-out condition

So I always remind my clients:

🏠 Check the house for today
📄 Read the tenancy agreement for the future.
Both matter if you want to stay with peace of mind 😊
