What does it mean? Lower OPR brings to lower instalment, lower instalment brings to lower Debt Service Ratio (DSR).

大家清楚MRTA & MLTA 的用途是什么吗?

当我们去世/残废,保险会一次过settle债务,屋子不会被银行lelong导致家人没地方住。若只买十年的话,第十一年开始1毛都没有赔的啊。

再看两者的差别:
1. MRTA是Mortgage Reducing Term Assurance
●如图所示,500k赔偿金会随着年份的减少而减少到零。Eg: 15年后,屋子只欠银行250k,保险只赔250k给银行settle loan。
●给银行
●不可转移
以后你再买屋子,要重新浪费钱买过另一间的mrta,而且年龄越大价钱越高。
●没有creditor proof
❌ no cash value

2. MLTA是Mortgage Level Term Assurance
●如图所示,500k赔偿金不会随着年份减少。Eg: 15年后,屋子只欠银行250k,保险照赔500k给你的受益人,她settle了还会有剩。
●给家人
●可转移
以后你再买屋子,也不用再买过保险,mlta不是跟屋子是跟你的,也不用担心年龄大了重新买。
●有creditor proof
⭕ got cash value and can withdraw money
