🏭 Location vs Factory Size — Which Matters More Today?

In today’s volatile market, many companies face one important decision:

Do we prioritise location… or factory size?

From years in the industrial market, one thing is becoming clearer:

Without sufficient operational space, it is difficult for a business to scale efficiently or stay competitive long term.

A strategic location is important, yes.
But if the factory is too small, lacks storage, poor loading flow, or has no future expansion allowance, operations eventually become constrained.

Today’s reality is also changing:
✔️ EV development is improving travelling efficiency
✔️ Highway connectivity keeps expanding
✔️ Fuel subsidy structures are evolving
✔️ Businesses are adapting logistics planning differently compared to before

This means some companies are now more open to slightly further industrial locations — provided the property offers:
✅ better rental value
✅ larger usable space
✅ stronger infrastructure
✅ higher power supply
✅ better operational flexibility

What usually cannot be compromised in the long run is:
➡️ expensive land cost
➡️ overly premium rental rates
➡️ unsustainable holding cost

A “prestige location” alone does not always guarantee operational success.
