做房产久了，我发现一件很有趣的事。

有些房子，一放卖就成交。

一个月、两个星期，甚至几天就卖掉了。🥳

但有些房子，却能卖上一年、两年，甚至三年。

卖到最后，连屋主都开始怀疑人生。😔

"Sam，是不是卖不掉了？"

说实话，我也遇过这样的房子。

有些因为设计太特别。

有些因为价格超出市场预期。

有些因为附近有坟场。

有些因为曾经发生水灾。

有些甚至连来看房的人都寥寥无几。

每一次带看失败，
每一次买家摇头离开，

都会让人怀疑：

这房子真的有人要吗？

但神奇的是，

最后总会出现一个人。🌅

他走进来，看了几分钟。

然后说：

"这就是我要找的房子。"

那一刻你才明白。

不是房子不好。

只是还没遇到对的人。

就像这个世界上没有卖不掉的房子。

只有还没找到适合它的买家。

房产代理的工作，
很多时候不是创造买家。

而是坚持帮房子找到欣赏它的人。

所以这些年下来，

我越来越相信一句话：

没有卖不掉的房子。💪

只是需要一点时间，
一点方法，
还有一点坚持。

而我愿意继续帮屋主等下去。

因为我知道，

今天和一位客户聊天，他的目标很清晰：
想找一间 RM600k 以下的排屋，地段要好，不要太旧，也不想再花太多时间和金钱去装修。

说实话，在亚庇现在这个市场，这个条件其实有点“矛盾”。

RM600k 以下的排屋当然还是有的。
但如果要满足“地段好 + 不太旧 + 不用大装修”，选择真的不多。

现实情况通常是这样：
📌 地段好的排屋，多数已经有20–30年屋龄
📌 价格相对“看起来合理”，但后期装修成本不低
📌 真正状态好又新一点的，价格往往已经往上走

如果把预算放在RM600k这个区间，其实很多时候，最后的选择反而会更偏向高级公寓，而不是理想中的排屋。

这几年最明显的感觉就是：
房价一直在上升 📈
但收入的增长，却追不上节奏

很多人开始觉得“越来越买不起”，其实不是你一个人的问题，而是整体趋势。

但我一直觉得，比起一直抱怨价格高，不如换个角度思考：

👉 我还能怎样增加自己的收入？
👉 我现在的能力，是否还能再升级？
👉 如果暂时买不到理想的单位，我能不能先沉淀自己？

有时候，不是市场不等你，而是你需要一点时间追上市场。

当环境改变不了的时候，就先改变自己。
当目标还达不到的时候，就先提升自己。

房子可以慢慢选，但成长不能停。

没想到，5年前派出去的一张名片，今天竟然发芽了。🌱

今天接到一位客人的来电，说想把房子交给我帮忙出售。

聊着聊着才发现，原来大家兜兜转转都是认识的人。亚庇真的很小，小到人与人之间的缘分，可能隔了几年后，又会重新连接起来。

这一刻让我更加相信：
