The more I learn about international real estate market, the more I realised we are so blessed as Malaysians.
Not only zero upfront payment and free legal fees, free MOT, free kitchen cabinet, sometimes even cash rebates, we still expect the project to provide a rental return that can cover beyond our monthly installments including maintenance fees. Meanwhile the rest of the world practices 25% downpayment, then only have a break even scenario between rent and installment.
In other words, it’s very very easy to find projects in KL that have positive cashflow after an upfront payment of 25%.
Malaysia also don’t practise valuation reimbursement where if our house dropped in value lower than the housing loan amount, we need to pay back the bank😳 Then if our property increased in price due to infrastructure improvements, we need to pay tax for the capital appreciation and this is done every year 🥴

The court also orders Wawasan Rajawali Sdn Bhd to pay damages for late delivery.
