OUR NEXT MAMMOTH TASK - TO COMPLETE THE ABANDONED REMIX 1 PROJECT FOR 2500 STRANDED BUYERS
My property development group is stepping in as the white knight to rescue the long abandoned Remix 1 project in Subang Jaya, which is located prominently along the Kesas Highway. This follows our successful rescue of Remix 2, located beside Remix 1, within the planned timeline, with all 1500 units delivered to earlier buyers who had also paid substantial amounts to the same original developer. Renamed Edumetro, it’s now a thriving education hub, with almost full occupancy for its residential and retail units.
Remix 1 is going to be a bigger task, with over 2500 buyers left in the lurch. The project has been deserted for years, and is an eyesore and health hazard. After paying nearly RM500 million from their end financing, purchasers have been left with high debts and monthly interests payments. Once my HCK Capital Group goes in and revives the project, we believe it would greatly alleviate a large part of their hardships. Otherwise, the life savings of many of them would be wiped out.
We believe all relevant parties would now support our efforts. After seeing the success we have in reviving Remix 2 (Edumetro), those earlier opposers would want to help us to help them. We are committed not to impose additional charges on the earlier purchasers, despite the fact that construction costs have increased substantially over the past decade.
We intend to rename Remix 1 as Subang Sentral. The project will be built in 4 phases, with the sold units taking priority. Each phase will cost about RM250 million to complete, so the total construction costs for the entire project would be about RM1 billion. UOB has committed RM250 million to HCK as bridging financing for the 1st phase. The bank obviously wants to play a part in assisting the unfortunate buyers get out of their dilemma.
When we went in to rescue Remix 2, RHB stepped in as project financiers and we, as well as the then stranded buyers, were grateful for their trust and confidence. I believe the 2500 buyers of Remix 1 will also appreciate soon enough UOB’s role in helping to resolve their longstanding problem.
The news about HCK’s renewed move to revive the incomplete project have been widely reported in the print media and some of the online news websites last week. I think the lessons to be learned here is there should be an unshakable belief that no one or community should be left behind, especially when a situation comes about through no fault of theirs. For white knights or whatever names they’re called, they can rise by lifting others.
