《你可能不知道，买Commercial Title的房子，也可以享用Residential 的电费率》

那日亲友筛选了2个项目，然后问我的意见，哪个比较好?

我：是自己住的吗？
他： 是。
我：价钱和大小差大吗？
他：甲项目比乙项目大，价钱不相上下。
我：那你比较喜欢哪个？
他：甲。可是可能会选乙项目，因为甲项目是commercial title 的,担心以后电费会很贵....
我：嘻嘻....... (OS: Show time~~🤭🤭🤭)

其实很多commercial title的房地产，尤其是under HDA - Housing Development Act（这个你要自己查看你的买卖合约有没有一页是Schedule H 的），都可以从商用电费率转换成家用电费率。

有些发展商甚至在交房子给业主前就会要求业主们填好表格交给他们，一次性帮整栋楼的业主转换。

可是如果你买的项目发展商没有提供这个服务，没关系，因为你们也可以自行申请转换。程序很简单。首先下载以下表格，或到TNB索取。

1. 填好表格。
2. 签上名字。
3. 选 - Penukaran Tarriff / Change of Tariff。
4. 准备一张身份证复本。
5. 最好附上一张电单 - 因为需要到电单户口号码。
6. 然后就可以呈交申请表格到临近的TNB了。

在他们正式帮你进行转换手续之前，你必须缴清所有的电费余额。最后缴付十块钱的印花税，就大功告成。

在普遍情况下，转换申请都会成功。可是如果你们家电费是直接从管理处发派给各户各家，意思就是说，你没有收过TNB给你的电单，而是从管理处那边得知你每个月的电费费用(eg. Empire Damansara & Empire City ) ，那么你就无法申请这个转换了

如果您计划买屋子，loan着屋子，贷款刚批，屋子还没买贷款保险，或面对着house owner insurance（房屋贷款保险）可以参考参考

1. MRTA是mortgage reducing term assurance
●如图所示，500k赔偿金会随着年份的减少而减少到零。eg.15年后，屋子只欠银行250k，保险只赔250k给银行settle loan。
●给银行
●不可转移
以后你再买屋子，要重新花钱买过另一间的mrta，而且年龄越大价钱越高。
●没有creditor proof
❌ no cash value
*价钱比较便宜*

2. MLTA是mortgage level term assurance
●如图所示，500k赔偿金不会随着年份减少。eg.15年后，屋子只欠银行250k，保险照赔500k给你的受益人，她settle了还会有剩。
●给家人
●可转移
以后你再买屋子，也不用再买过保险，mlta不是跟屋子是跟你的，也不用担心年龄大了重新买。
●有creditor proof
