【Mah Sing bangun kediaman mampu milik M Adora】

KUALA LUMPUR: Mah Sing Group Bhd meneruskan inisiatifnya menambah simpanan tanah dengan membuat pembelian ketiga tahun ini di Wangsa Melawati dengan keluasan 1.83 hektar bernilai kira-kira RM61.97 juta.

Pengasas dan Pengarah Urusan K*mpulannya, Tan Sri Leong Hoy K*m, berkata tanah yang diambil alih dengan perintah pembinaan (DO) yang diluluskan untuk pembangunan kediaman itu membolehkannya memenuhi keperluan pasaran kediaman di lokasi matang yang memiliki permintaan tinggi.

Katanya, pembangunan kediaman mampu milik di tanah berkenaan dikenali sebagai M Adora dijangka membabitkan anggaran nilai pembangunan kasar (GDV) kira-kira RM378 juta di mana tempahan bakal dibuka pada suku keempat tahun ini.

“Berdasarkan pelan awal, Mah Sing akan membangunkan dua blok kediaman mampu milik dengan pembinaannya dalam tempoh empat tahun,” katanya dalam satu kenyataan hari ini.

Pembelian tanah di Wangsa Melawati dibuat selepas dua pembelian sebelum ini iaitu M Oscar di Kuchai Lama dan M Luna (Kepong) yang turut menerima kelulusan DO.

M Oscar kini dibuka untuk pendaftaran, manakala M Luna dan M Adora masing-masing dibuka untuk pendaftaran pada suku keempat tahun ini.

Mah Sing berkata, ketiga-tiga pengambilalihan tahun ini membolehkan ia bersedia untuk pembangunan segera, meneruskan rekod jejak kumpulan untuk membangunkan kediaman mewah mampu milik di lokasi strategik bagi memenuhi permintaan segera pasaran.

“Mah Sing masih meninjau tanah di lebih banyak lokasi strategik terutama di Lembah Klang. Langkah pengembangan yang dilaksanakan syarikat ini disokong lembaran imbangan yang sihat dengan tunai dan baki simpanan sebanyak RM1.3 bilion untuk suku tahun berakhir 31 Mac 2019,” katanya.

Sementara itu, M Adora yang terletak hanya 800 meter dari Jalan Lingkaran Tengah 2 (MRR2) dan memiliki akses terus dari Jalan Wangsa Melawati 1.

Memandangkan lokasinya terletak di kawasan utama, Mah Sing membuat perancangan mengenai jenis produk bagi memenuhi permintaan pasaran semasa menerusi pendaftaran pada suku keempat tahun ini, sekali gus membolehkan kumpulan berkenaan meneruskan sokongan ke atas Kempen Pemilikan Rumah Kebangsaan (HOC).

M Adora menawarkan unit mampu milik dengan keluasan dari 850 kaki persegi dengan harga bermula RM468,000.

Mah Sing acquires Setapak land for M Adora project

KUALA LUMPUR: MAH SING GROUP BHD has acquired 4.515 acres of prime land in Wangsa Melawati in Setapak for about RM61.97mil for the development of its M Adora residential project.

In a statement issued today, the developer said like its last two land purchases, the land comes with an approved development order, which facilitates a quick turnaround.

“All three projects open for registration this year and this has once again proven our commitment in expanding our landbank for projects in strategic locations in Klang Valley and are ready for immediate development," said Mah Sing founder and group managing director Tan Sri Leong Hoy K*m.

"Coupled with our unique quick turnaround model, we believe M Adora will be able to match the current market demand for affordable housing that comes with ample amenities. This is what we call 'luxury you can afford'.

Based on preliminary plans, the project will comprise two blocks of affordable residential development with an estimated gross development value of RM378mil.

The development is situated 9km from KLCC and 800m from Middle Ring Road 2, while the Wangsa Maju Mall's covered walkway to Sri Rampai LRT station is 1.8km driving distance and 900m walking distance away.

The company said M Adora is targeted at first-time homebuyers and upgraders as well as the city's professionals who are looking to stay near the central business district.

The project will be developed over four years and will be open for registration of interest by the fourth quarter of this year.

This marks the third land acquisition by Mah Sing this year, following on the heels of M Oscar in Kuchai Lama and M Luna in Kepong.

Movng forward, the developer aims to acquire more strategically located land in the Klang Valley, with its expansion drive underpinned by a balance sheet with cash and bank balances of RM1.3bil for the quarter ended March 31, 2019.
