𝗥𝗲𝗮𝗹 𝗣𝗿𝗼𝗽𝗲𝗿𝘁𝘆 𝗚𝗮𝗶𝗻𝘀 𝗧𝗮𝘅 (𝗥𝗣𝗚𝗧), a type of capital gains tax that is levied in Malaysia on the sale of property. There are three (3) different rates for three (3) different groups of property sellers, namely 𝗰𝗶𝘁𝗶𝘇𝗲𝗻 & 𝗽𝗲𝗿𝗺𝗮𝗻𝗲𝗻𝘁 𝗿𝗲𝘀𝗶𝗱𝗲𝗻𝘁 𝗼𝗳 𝗠𝗮𝗹𝗮𝘆𝘀𝗶𝗮, 𝗳𝗼𝗿𝗲𝗶𝗴𝗻𝗲𝗿, and 𝗰𝗼𝗺𝗽𝗮𝗻𝘆.

Besides, there are also various RPGT exclusions available, e.g.:
1. Gains from the sale of one (1) residential property 𝗼𝗻𝗰𝗲 𝗶𝗻 𝗮 𝗽𝗲𝗿𝘀𝗼𝗻'𝘀 𝗹𝗶𝗳𝗲𝘁𝗶𝗺𝗲 are exempt.
2. Exemption waiver on 𝗥𝗠𝟭𝟬,𝟬𝟬𝟬 𝗽𝗲𝗿 𝘁𝗿𝗮𝗻𝘀𝗮𝗰𝘁𝗶𝗼𝗻 𝗢𝗥 𝟭𝟬% 𝗼𝗳 𝘁𝗵𝗲 𝘁𝗮𝘅𝗮𝗯𝗹𝗲 𝗴𝗮𝗶𝗻 (whichever is greater).
3. Gains from the 𝘀𝗮𝗹𝗲 𝗼𝗳 𝗿𝗲𝗮𝗹 𝗲𝘀𝘁𝗮𝘁𝗲 𝗽𝗿𝗼𝗽𝗲𝗿𝘁𝘆 𝗯𝗲𝘁𝘄𝗲𝗲𝗻 𝗳𝗮𝗺𝗶𝗹𝘆 𝗺𝗲𝗺𝗯𝗲𝗿𝘀 are exempt.

According to the Sale and Purchase Agreement that the buyer will be signing during the purchasing process, the defect liability period is 24 months from the day the buyer get the key of the property (key handover, or in the legal terms they called it vacant possession). Any defects in the house that do not adhere to the design and specifications guaranteed in the Sale and Purchase Agreement must be fixed within this time frame at the developer's expense.

Thus, as soon as you receive the keys, fully investigate your new home. Any defects should be noted down and reported to the developer to fix it.
