“Saya nak jual rumah… tapi nak letak harga berapa?” 🤔🏡
Itu soalan yang selalu saya dengar dari pemilik rumah.
Ada yang kata, “Letak tinggi dulu… nanti boleh nego.”
Tapi… kalau terlalu tinggi, iklan tu jadi hiasan je pembeli tak berminat nak tanya pun.
Kalau terlalu rendah, pemilik p**a yang menyesal sebab rugi. 😅
Sebenarnya, nak tentukan market value ni tak susah, asalkan ikut langkah yang betul:
✅ Langkah 1: Tengok harga rumah serupa di kawasan yang sama

Guna portal hartanah seperti PropertyGuru, iProperty dan Mudah.my.
✅ Langkah 2: Minta valuation report dari valuer berlesen

Laporan ini mesti diiktiraf bank & jadi rujukan rasmi.
✅ Langkah 3: Tanya ejen hartanah yang memang aktif di kawasan tersebut
Ejen ada data transaksi sebenar & tahu harga yang “paling laku” di pasaran. Ejen juga boleh advise pemilik berkenaan proses jual rumah termasuk timeline dan lain-lain.
💡 Ingat: Renovasi, kemudahan berdekatan, dan keadaan pasaran boleh mempengaruhi harga rumah.
💡Faktor lain: Harga rumah juga bergantung kepada secepat mana pemilik inginkan rumah terjual. 3 bulan, 6 bulan atau 12 bulan. Selalunya saya akan bertanya pada pemilik awal-awal supaya saya boleh advise harga yang memang boleh jual dalam kadar segera.

Panduan Beli Rumah Pertama🏡
Beli rumah ni memang sangat meaningful, exciting- tapi perlu juga buat sedikit research supaya kita lebih bersedia dari segi kewangan terutamanya.
.
Di bawah saya share beberapa tips untuk yang baru nak berjinak-jinak:
1. Sediakan Duit Muka (Down Payment)

Ini paling penting! Biasanya 10% dari harga rumah. Kalau rumah RM300,000, anda kena ada RM30,000. Jangan lupa, ada kos-kos lain macam yuran guaman dan duti setem juga. Untung untuk rumah harga bawah RM500,000- duti setem adalah dikecualikan. Boleh save sehingga RM9,000 😁
2. Semak Kelayakan Pinjaman

Sebelum jatuh cinta dengan mana-mana rumah, pergi bank dulu. Bawa slip gaji, penyata bank, dan dokumen lain. Minta bank kira berapa maksimum pinjaman yang anda layak. Tiada masa nak ke bank? Takpe, saya boleh tolong check kelayakkan loan secara PERCUMA!
3. Survey Lokasi dan Jenis Rumah

Cari lokasi yang strategik. Dekat dengan tempat kerja, sekolah anak-anak, atau kemudahan awam. Pertimbangkan juga sama ada nak rumah teres, kondo, atau pangsapuri. Setiap jenis ada pro dan kontra.
4. Buat Kira-Kira Betul-Betul

Pastikan bayaran bulanan tak melebihi 30% dari gaji ya. Ingat, lepas bayar rumah, anda masih ada komitmen lain macam kereta, bil, dan perbelanjaan harian. Walaupun kelayakkan loan tinggi, lebih baik beli rumah yang 'mampu' milik. Ada extra masih boleh bawa family bercuti setiap tahun 🙂
5. Guna Bantuan Kerajaan (jika ada)

Ada beberapa skim kerajaan untuk pembeli rumah pertama. Contohnya, Skim Rumah Pertamaku (SRP) yang bantu anda tak perlu bayar down payment. Boleh cuba semak kelayakan di laman web yang berkaitan.
