这是一份房东和租客之间的法律契约，写好双方在出租和租用有关房产期间的责任和义务，清楚记录有关房产的详细状况。

💁🏻‍♀️ 一份租房合同应该包括以下内容：

✅ 出租房产资讯
写明出租屋子的类型和地点位置等详情。注明单位的门牌号码。写好出租的范围。

✅ 出租房产情况和清单
房产的状况详细记录在案，例如是否具有固定的家居配件、家具和电器，以及是否提供冰箱、空调、炊具等物品。如果房东有提供这些物品给租客使用，房东就需要在租房合同中加入一份清单，并且让租客在签约前，确认接收这些物品以及物品被接收时的状况。

✅ 租金和押金
需要清楚注明租客每个月需要支付的租金、付款期限和支付方式（如现金、银行存款或汇款）。另外，这边还需注明定金（earnest deposit）、保证金（security deposit）和水电杂费押金的金额。

✅ 租期和续租选择权
租期就是租客租用有关屋子的规定期限。
租期通常以“年”作为单位，最常见的租期是一年、两年和三年。如果你是按月出租或租用，记得一定要列明在内。不要忘记把租房合同签订的日期，以及租期开始和结束的日期记录下来。

✅ 房东/租客的义务和责任
房东的责任包括每年向有关政府部门缴纳房地产税、物業管理費，并且确保所提供的家具和电器处于可使用的良好状态。
租客必须按时缴纳租金和水电杂费、维护屋内的家具用品、电器和室内环境、在发现屋子有问题和结构性缺陷的时候通知房东，以及时刻遵守社区规则和房东的租房规定。

✅ 特殊条例和解决纠纷的方式
租客在租房期间不被允许进行的事项与活动，例如不能将房子或其任何部分转租给第三方。有时候也会注明这个出租的单位仅可作为住宅用途，禁止租客在单位内经营任何商业活动。同时，黄赌毒等恶习和非法活动，以及屋子的保险所涵盖的投保内容，也会在租房合同里面明令禁止。有时候，房东还会禁止租客对房子进行任何装修，甚至还可以增加更多限制条件，比如屋子只能由一个家庭或一定数量的人居住。当房东和租客对租房合同的一些现有的条款，或者因为某些之前没有被提及的条款而出现争执，这时候双方就可以按照合同内商定的方式解决纠纷。

📌📌 最后，把房东和租客已经签署的租房合同，拿到内陆税收局盖章！

以上都是你租房时很重要的一个步骤！
有时你会看到一些房东和房地产投资者因为“不想麻烦”，所以就没有订立租房合同、单凭口头协议就把屋子租出去。这样的做法不可取。因为一旦与租客发生争执和纠纷时，事情就会变得复杂。口头协议也无法囊括所有细节，比如在弄坏家具或屋子的情况下，租客必须支付多少钱作为赔偿或修理费用等问题，都很可能会在日后出现争议哦！
