For years, I haven't been very optimistic about the sub sales market in KL. I thought the prices were overly inflated and that there was a significant over supply (with regards to condos). When you look at prices over the last 5-7 years, this has shown to be true.
However, recently my opinion is starting to change, at least with regards to certain properties. We are now seeing occupancy rates, in certain condos, significantly increase and rentals have not only stabilised, but in certain buildings, are starting to climb again. Below is one such example. These types of units were asking in excess of RM2m pre covid. Now after a roughly 20% drop in asking prices, the market is looking like a much better prospect, especially, if like me, you take a longer view and factor in potential capital appreciation.
