#为什么现在马来西亚很多店铺都在倒闭？
最近如果你有去商场、商业区走一走，你会发现一件事情越来越明显。

很多店铺不是在清货，
就是在关门，
再不然就是贴着 “For Rent / To Let”。

以前很热闹的商业区，现在很多变成半条街空店。

很多人都会说：

“现在的人不消费。”
“现在生意很难做。”

但问题真的只是这样吗？

其实背后有几个现实，很少人敢说。

1️⃣ 很多实体店，其实是在帮房东打工

很多商场小店的租金：

RM4000
RM6000
RM8000
甚至 RM10000 以上。

还不包括：

管理费
电费
员工薪水
装修成本

很多店老板每个月拼命做生意，
最后算一算账才发现：

赚最多的不是自己，是房东。

有些店铺营业额看起来不错，但扣掉所有成本：

几乎没赚钱。

2️⃣ 实体店正在被“手机”打败

以前人们逛街是为了买东西。

现在人们逛街只是为了：

看看
试试
拍照

然后回家打开：

Shopee
Lazada
TikTok Shop

同样的东西：

更便宜。

甚至有些顾客会直接在店里问：

“老板，这个 Shopee 有没有卖？”

对很多实体店来说，这其实是一种很残酷的现实。

3️⃣ 马来西亚人的消费能力其实在下降

很多人不愿意承认，但这是事实。

现在大家的生活压力越来越大：

房贷
车贷
孩子教育
生活费
保险

很多家庭的收入其实没有增加多少。

所以很多人开始改变消费习惯：

以前：
喜欢就买。

现在：
先想一想。

很多行业的生意就开始明显变差：

服装
饰品
礼品
小商品

因为这些都是可买可不买的东西。

4️⃣ 商场真的太多了

马来西亚的商场数量，其实已经接近“饱和”。

很多地方：

几公里就一个 mall。

看起来很多商场都很漂亮，但问题是：

人不够分。

结果就是：

每个 mall 人都不多。
店铺自然很难赚钱。

5️⃣ 做生意越来越像在赌博

很多人以为开店就是赚钱。

但现在开实体店，其实风险非常高。

投入：

装修
押金
进货
设备

一开始可能就要 几万到几十万。

但问题是：

没有人可以保证生意一定会好。

有些店：

三个月关。
半年关。
一年关。

很多老板不是不努力。

是这个时代的商业模式，已经改变了。

未来的实体店，只会剩下两种

第一种：
体验型行业

例如：

餐厅
咖啡馆
美容
按摩
服务行业

因为这些东西很难被网购取代。

第二种：

线上 + 线下结合的商家

例如：

实体店展示
TikTok / Shopee 卖货
直播带货

未来如果只靠：

“开店等客人上门”

其实会越来越难。

看到越来越多店铺倒闭，

很多人会说：

“老板不会做生意。”

但现实是：

这个时代的商业环境，已经完全变了。

不是老板不努力，

而是整个游戏规则已经改变了。

当中东局势一旦持续紧张，
影响的不只是当地国家，
而是整个世界的经济链。

对马来西亚来说，可能慢慢会看到几个变化：

第一，油价可能上涨。
中东是全球主要产油地区，一旦供应受影响，国际油价很容易波动。

第二，生活成本可能上升。
运输、物流、能源成本增加，最终往往都会反映在食品和日用品价格上。

第三，马币可能承受压力。
在全球不稳定时期，资金通常流向美元等避险资产，新兴市场货币就容易波动。

第四，航空与物流成本增加。
如果航班需要绕开冲突空域，飞行时间与成本都会提高。

第五，国内舆论关注度提高。
中东局势往往牵动国际政治，也会引发更多讨论与关注。

世界其实是连在一起的。
远方的一场战争，
有时候也会慢慢影响到我们每天的油价、物价和经济环境。

保持关注世界，也是在理解自己的生活。
