买屋子要拿贷款时，你会找 banker 或 outsource mortgage（OM)？

⚠️ 真实案列 ⚠️⚠️⚠️⚠️⚠️
顾客妻子 : 现在我老公刚去世，我们已经失去经济来源，供屋子都辛苦。现在银行还要我们top-up接近200k的现金去赎回那间屋子。否则，多几个月没供屋子就会被lelong。那时我们一家大小就没地方住了。为什么当初他跟你买屋子的时候，只拿最低保障、最便宜的MRTA？你怎样做事的？你要怎样负责？
𝐁𝐚𝐧𝐤𝐞𝐫 ：Mrs，很不好意思、很抱歉听到你老公去世的消息。我先找回你老公的Loan Agreement 和几年前的聊天对话，让我回想一些过程。

（Banker忙碌得搜寻电话几分钟后）

𝐁𝐚𝐧𝐤𝐞𝐫 ：Mrs，我找到了当初我和你老公的聊天对话。当初你老公买这间屋子的时候，不是直接找我们的银行拿贷款的。是通过另一位OM 交文件给我，你老公也听信那位OM 的意见，拿最低的MRTA配套。所以，我才做了一份只有5年和最低保障的MRTA。加上现在才过几年就发生这样不幸的事情。还贷款的数额其实不多，MRTA的coverage也不多。所以现在你们还需要top-up那些shortage后，才能开始做遗产转移程序。

现在这间屋子会暂时被冻结，你们不能转卖和出租。这个程序可能耗时几个月到几年。你们可以继续住在里面，也需要继续供屋子，不然几个月没供屋子，银行会来警告和封屋子、拿去拍卖。

顾客家属 : 为什么当初他只买那么少MRTA？你为什么没做好你的工作建议和分析给我老公了解、来确保你的顾客得到100％的保障？

𝐁𝐚𝐧𝐤𝐞𝐫 ：你可以看看这个回复，你老公说会跟他(做OM )的朋友拿另一份MLTA，所以才跟我拿最低的MRTA。

顾客家属 : 那他的另一份MLTA呢？
𝐁𝐚𝐧𝐤𝐞𝐫 ：你再看这另一个段对话。你老公说那份MLTA太贵，最后他才决定不要拿MLTA。所以，最后他只拿了一份最低保障的MRTA。也不要再增加MRTA的保额。

有时候，还真不明白有些买家的想法。
🔱 买家 --(交文件)--> banker ----> 批贷款 ----> 约买家签文件
🔱 买家 --(交文件)--> OM ----> banker ----> 批贷款 ----> 找OM传文件 ----> 约买家签文件
既然都是要交给banker 拿到最后的审核和批准贷款，为什么还要多此一举交给OM呢？

不外是这三个理由：
1️⃣ agent不懂得如何计算买家的经济能力和不了解哪家银行适合这位买家。
2️⃣ 买家工作繁忙、不想麻烦同时应付几家银行的banker。
3️⃣ 被 OM 忽悠说可以拿到最好的配套，其实跟banker批准的贷款也是一样的配套。只是OM同时会再卖你MLTA。

⚜️ 什么时候适合找谁来申请贷款？ ⚜️⚜️⚜️⚜️⚜️
⭕ 买 / 新项目单位：
每个新项目，发展商都会跟几家银行做贷款链接，就是所谓的panel End Financier （Panel ）。那些已经和发展商谈妥的银行就会跟之前谈好的协议给出最好的贷款配套。不是Panel EF的银行，就一律不会批贷款给这个项目，除非这位买家是某家银行的VIP、财力雄厚，那家银行才会额外批准那么一单贷款给这位买家买这个项目单位。整个过程也蛮耗时间，至少都6-12个星期，或更长时间。

⭕ 买二手单位时：
买家没有被panel EF限制，买家想拿到最好的贷款配套，又不想一直询问不同银行的banker去了解贷款配套和递交不同文件。这时就适合找 OM 来帮忙了解哪家银行的贷款配套是最适合自己。

其实，在全部银行的制度里，banker 是不允许从第三者(包括outsource mortgage) 手上拿到买家的私人文件，因为银行需要预防有人会伪造 / 修改当中的文件去拿贷款。只是目前市场上大家都走在灰色地带，一只眼睁一只眼闭。

我身边也有一些专做OM 的朋友。
☑️ 有些真的诚心帮顾客拿贷款，
☑️ 有些也是诚心帮顾客，不过只是卖保险为主、拿贷款为辅。
☑️ 有些除了卖你保险之外，私底下还静静鸡推一张信用卡表格给你签名又不告诉你那是什么form。(我曾经遇过这样的OM，被顾客发现后，顾客突然收到信用卡的信件，他生气告诉我 : "你去跟那位OM讲，他要是不帮忙cancel掉那信用卡，我就取消这个贷款！！")

Outsource mortgage 时常都会跟顾客说：
“你就随便拿一份最便宜、保障期最短、最低保障的MRTA，因为方便你拿到比较好的利息配套。然后，我再介绍另一份保障300万的MLTA，有医疗、有储蓄、有投资保单给你。你供25年后，又可以成为你孩子去海外读书的教育基金、也可以成为你的退休金。是不是很好？”
很多时候顾客听到这么好的配套都很乐意配合。

我认同
的确比好很多
但MLTA的保费也比MRTA高很多。
要如何可以让买家接受MLTA的好处与坏处，
就要看那位OM的功力去到哪里。

MLTA的确是“跟人”
然而，MRTA是“跟屋”
