大马跨国夫妻买房｜外国配偶名字**真的不能进SPA吗？

很多跨国婚姻的家庭，都卡在同一个买房难题：
老公是大马人，老婆是外国人，房子SPA地契，到底能不能加外国配偶名字？

今天一次性讲透，别再被错误信息误导！❌

答案很明确：不是完全不可以，也不是随便就能加！

马来西亚房产遵循《National Land Code国家土地法令》，外国配偶登记房产权益，没有统一标准，核心只看两个关键：所在州属 + 房产类型

✅ 雪兰莪 Selangor
外国配偶想要加名，必须达标外国人购房门槛，匹配对应房产资质，同时需要提前申请 Foreign Consent外国人购房批准，合规后才可录入SPA。

✅ 吉隆坡 KL（TTDI / Bukit Jalil / Mont Kiara 等热门区域）
门槛更清晰：房产价值满 100万马币以上、符合当地购房条例，获批后外国配偶就能合法联名上名字。

如果夫妻双方各占50%房产股权
