【新一代娱乐界大亨 身家22亿】

开公司、收购餐饮、投资房地产、年赚8.8亿、出入5保镖,他当上新一代娱乐界大亨!

近3年,古天乐(古仔)被封为“港星吸金王”,身家至少42亿港元(约22亿令吉),每年拍摄超过10部电影,每部片酬高达2千万港元,加上广告代言,年收入以亿为单位计算!

跟据《福布斯》统计,年收超过17亿(约8.8亿令吉)的他,可说是一刻不得闲,除了拍戏本业,他外务不少,投资电影公司“天下一”、收购中式餐厅“名厨”、成立公关宣传公司、更传出要收购香港专门接洽韩星工作的娱乐公司,似乎要朝亚洲娱乐大亨目标迈进。

古仔虽然为人低调,但钱越来越多后就身娇肉贵,保镖人数竟直逼富豪级数。

早前,他为电影《神行太保》开工,记者现场所见,他出入便有五名保镳保镖贴身护驾。在他休息期间,保镖更化身“人肉盾牌”,防止闲人靠近。

现时身家高达几十亿的古仔,少不了房地产投资,他投资房地产一向眼光准绳,过去买房卖房稳赚不赔,现在自住的数码港贝沙湾独立屋市值更比他当时买入时赚逾一倍。

古仔直言,他没办法闲下来,别人可以休长假一个月,他办不到,休息两周对他而言已是极限,也难怪他戏一部拍过一部、身家日益上涨!

由此可知他有多忙碌,常常一天只睡3、4个小时,但他指出,“从工作中找到乐趣,就能找到热情,最重要的是要享受工作。”

45岁的他分享保持活力的秘诀就是要懂得乐在其中,即便等戏的空档他也不浪费时间。

【屋价只是放缓 不会走跌】

大马房地产评估及服务局(JPPH)预测,受全球经济状况不稳定影响,2016及2017年产业市场将持续放缓,但不至于导致市场崩盘。

JPPH总监拿督法詹阿都拉曼指出,该部还未总结最终数据,但根据市场状况估计,2016年第一季全屋价指数涨幅料放缓至7%以下。

他预测,以目前海内外经济状况来看,产业市场料在2016及2017年面临调整,因在2016年第一季,初步全屋价指数涨幅持续按年收窄,从第四季的7.2%降至6.8%,显示大马屋价上涨速度正在放缓。

“目前屋价只是放缓,即使产业销售欠佳,屋价却在增长,这归功于发展商符合时势自我调整,即减少推出新产业,确保产业价格不会走跌,与此同时,国行采取打房措施,降低投机元素也是支撑产业价格在逆风期间抗跌的原因。”

尽管如此,他认为目前房价涨幅放缓速度还不够理想,因在6至7%水平,国人普遍上难以负担现有屋价,唯有速度减缓至3到5%水平才算合理涨幅。

不过,对于大马何时会跌到3至5%涨幅水平,他说目前无法预测,因屋价涨幅有赖于经济状况。

对于国行意外降息0.25%至3%的举措,法詹阿都拉曼认为这有助于降低贷款利息,对产业市场是利好,因可降低买家成本。

2. What is the balance of the lease of the land (if it has a leasehold tenure)?
3. Are there enough parking lots? Are the lots in a covered car park?
4. What brand or model are the lifts? Are they reliable? How many lifts serve the building?
5. Type of community or occupants (low-, middle- or high-end ) in the building; and whether the community is cooperative and communicative (eg are there any abuses of the common fund; are there any good and reasonable house rules available to resolve disputes easily).
6. Easy accessibility and availability of amenities (such as schools and shopping complexes) as well as the surrounding environment — for example, are there parks?
7. Information on future developments in the area.
8. Is the property selling at a reasonable price?
9. Appearance of the building, functional layout and design, good physical structure (no water leakage and free from defects), referring to Conquas or Qlassic standards.
10. Is the entire building or project designed for easy maintenance with lower cost, so that there is no tremendous increase in service charges in the future?
11. Is the concept of the development achievable and sustainable?
