“Buy new today? Or buy subsale later?”
A few key considerations before deciding between buying new versus buying subsale: (1) Do we have sufficient capital? Just for ownership, it takes about 18% of the property price. In other words, for a RM 500k project, we will need about RM 90k in cash just for ownership during subsales. What about renovation cost? �.�(2) What’s the intention of the purchase? For investment, I would encourage to just take up the discount because we want to use as little money as possible. But for own stay, then it depends on the financial situation back to (1).
(3) Will the property increase price when it’s completed? Technically for any project we invest, we are supposed to seek for those that will appreciate in value. It would be very weird to invest in something hoping that the price will drop during completion. Therefore, getting new would give us better competitive edge.
Personally, I would just take the discount and cash back if available and I will invest my existing capital into other asset classes that I’m familiar with.

The 10% down payment is a lie. 🚩 Well, not a lie... just not the whole truth. Between legal fees, stamp duty, and deposits, the “hidden” costs can sneak up on you fast.

Luckily, makes finding the home easy, but you need the right math to actually close the deal. 🏡✨

Yes... but also no

❌ It’s hotter, might have roof leaking issues, higher maintenance
