Latest Property Financing Measures taken by Malaysia Central Bank and Bankers to all property investors be it Malaysian or foreigners as follows:

πŸ‘‰ maximum financing to 35 years
πŸ‘‰ no more β€œpre-approved” loan offers by all bankers
πŸ‘‰ DIBS (Developers Interest Bearing Scheme) to be remove for all projects
πŸ‘‰ Loan to Value (LTV) is based on net Selling Price, after deducting all rebates and discounts
πŸ‘‰ LTV of maximum of loan of 70% for borrower’s third property and subsequent property-financing facility for Malaysians

Immediately after the announcement by Central Bankers, notably most bankers implemented these new guidelines to foreigners to reduce exposure:

1. Foreigners without visa – margin of financing reduce to 4o% to 60%
2. Foreigners with MM2H visa LTV to reduce to 60% to 70%
3. No more pre-approved loan even though clients currently premier status
4. Bangladesh, Iranians, Syrian and most Middle Eastern countries- loan application frozen
5. No more DIBS for all properties for all foreigners except Singaporeans
