Hello friends,
Recently I had a meet up with my client and he said to me: “I’d rather cry in my BMW X6 than crying on a motorbike”. That made me ponder.. I used to teach my students about Maslow’s Hierarchy of Needs which explains that every human being has different needs to be satisfied and happy.
I said to him: Would you rather cry in a Semi-D or in a BMW X6?
Well, I must admit I love X6 too. However, given a choice to choose an item which depreciates vs appreciates over time, I will choose the latter. Assuming the X6 cost RM700k, you can choose:
Option 1:
With reduction of RM260k, you can own a condominium located within MRT 1 & 2 connectivity, great for own stay & investment opportunity, costs RM420-450 psf.
Option 2:
With additional about RM180k, upgrade your home to newly completed Semi-D for FREE.

Option 3:

NEW KUNGFU —> PROPERTY SWAP - EXISTING DOUBLE STOREY HOUSE( DSL ) TO SEMI-D, FOR FREE?
Salam guys, recently we meet a couple, Mr and Mrs S, for 1on1 consultation. They came to see us, because they wanna grow their portfolio and buy a new property as the current house they are currently staying is rather small given that the fact they have 3 children. Their current portfolio and commitments are as per the following :
- 1 double storey link (DSL) house for own stay worth RM780,000 in Puchong. Monthly commitments is RM2,500.
- 1 condo currently rented out at break even.
- 2 car loans with monthly commitment of RM1800
- Credit cards debts with monthly commitments of RM800.
- So in total, their existing monthly commitments is RM5,100.
We then proposed the following :

- Swap the DSL to a semi-D. His cost? Zero since the semi-D was at least 20% below market values and cost the same as his current double storey house.
- Raise their savings to at least RM200,000 now.
- Buy 4 more rental properties with less than RM20,000 capital. Rental should be at least break-even.
- Fully settle the 2 cars so the car monthly commitment becomes zero.
- Settle all they credit card debts, and monthly commitment becomes zero.
After the session. their monthly commitment goes down from RM5,100 to just RM4,000, or 22% reduction. Now they can save more, and get their house to be upgraded to a better, and new semi-D for free. And they should have about RM5Mil in property portfolio upon maturity, and retire comfortably (Y)
