『2019买房必知7件事』

❶【低价房屋】月薪RM 2,300或以下可低息买房
政府将设立10亿贷款基金，让月入RM 2,300或以下的上班族申请, 达成买房的梦想。
假如成功申请，可以3.5% 的超低利息购买RM150,000或以下的房产。

❷【中低价房屋】豁免印花税
首购族在2019 - 2020年，买RM500,000或以下房产，免首RM300,000的房地产转名印花税【Stamp Duty on MOT】和贷款合约印花税 【Loan Agreement Stamp Duty】。
例子：买RM500,000房子

❸【中低价房屋】特别6个月优惠
首购族在2019年1月- 6月，买RM300,001-RM1,000,000房产，可豁免房地产转名印花税 【Stamp Duty on Memorandum of Transfer MOT】。
提示：注意买房后付MOT Stamp Duty的日期，以免错过优惠。

❹【中价房屋】可以P2P买房
想买RM200,000–RM700,000的房产，除了跟银行借钱，你也可以透过P2P【Peer-to-peer】借。 自己付20%，其余的在P2P平台借。

❺【中高价房屋】产业盈利税【RPGT】提高
第6年以后脱售RM200,000以上房产需缴付5%【大马公民】产业盈利税！盈利税可在扣除了法律费用、房产中介费、维修费后才被政府征税。

温馨提醒：记得把装修和其他费用的单据收起来。

❻【高价房屋】印花税调涨
2019年起，RM 1,000,000或以上的房子，印花税从3% 调至4%。
买RM 1,000,000房产需多付RM5,000；
买RM 2,000,000房产需多付RM10,000。
如果你购买RM 1,000,000以下的房子，就没有任何影响。

❼【所有房屋】新建的房屋降价10%
大马房地产发展商公会已经同意将调低新建房屋的售价10%。但已建的房屋不包括在内。
温馨提醒：购买前应该衡量“扣税”还是“降价10%”比较划算。
