New Loan Policy aims for ease Loan Approval.

PETALING JAYA (Aug 13): The new National Housing Policy which is due to be announced in the next month or two aims to ease loan approvals for prospective home buyers, reported The Sun.

"The government acknowledges that the ability of the rakyat to purchase properties very much depends on their access to financing, which at the moment is hampered by the banks' strict lending policies," said Deputy Minister of Housing and Local Government (KPKT) Datuk Raja Kamarul Bahrin Shah Raja Ahmad yesterday (Aug 12).

He added that his ministry is currently working with Bank Negara Malaysia to make approvals for housing loans easier.

"We look forward to be the bearer of good news soon when the final proposal is ready, In the next one or two months the new housing policy will be announced and we hope there will be more good news especially for those looking to buy their first home," he added, declining to say more.

The deputy minister also expected property prices to be cheaper due to lower input costs arising from the scrapping of the Goods and Services Tax (GST) and the new Sales and Services Tax (SST) that will come into force next month.

Finance Minister Lim Guan Eng had earlier announced that building materials and construction services would be exempted from the SST.

"With the proposed exemption of goods from SST and the difference in GST (Goods and Services Tax) implementation, I hope both the developers and the buyers can benefit from the reduction of this tax burden," he said.

当我们去世/残废,保险会一次过settle债务,屋子不会被银行lelong导致家人没地方住。若只买十年的话,第十一年开始1毛都没有赔的啊。

再看两者的差别:
1. MRTA是Mortgage Reducing Term Assurance
●如图所示,500k赔偿金会随着年份的减少而减少到零。Eg: 15年后,屋子只欠银行250k,保险只赔250k给银行settle loan。
●给银行
●不可转移
以后你再买屋子,要重新浪费钱买过另一间的mrta,而且年龄越大价钱越高。
●没有creditor proof
❌ no cash value

2. MLTA是Mortgage Level Term Assurance
●如图所示,500k赔偿金不会随着年份减少。Eg: 15年后,屋子只欠银行250k,保险照赔500k给你的受益人,她settle了还会有剩。
●给家人
●可转移
以后你再买屋子,也不用再买过保险,mlta不是跟屋子是跟你的,也不用担心年龄大了重新买。
●有creditor proof
⭕ got cash value and can withdraw money
