管理费+托管佣金：-1.5%
维修备用金：-0.5%
评估税、地税：-0.5%

7% 实际到手 → 4.5%

净回酬公式：
总租金 - 管理费 - 维修费 - 税费 ÷ 总投入成本

⚠️ 注意：总投入成本不只是房价！
要加上：印花税 + 律师费 + 家具 + 装修，全部算进去。

4.5% 不是坏事，但你要心中有数。
清醒的投资者，永远比被数字迷惑的人赚得多。
