今天就来和大家讨论马来西亚的房屋贷款类型，希望能给想要买房你参考一下哦☺️

🔰四种大马房屋贷款类型🔰

1）固定贷款（Fixloan）💰

💵利率：固定的
在签署房贷合约时，其BLR或BR会列明，利率永远不会改变，不过现今大多数银行都已不提供固定贷款方案。

🙋🏻‍♂️适合人群：
市面上已鲜少提供此贷款类型，而由于未提供好处，建议购房者避免选择此类型房贷。

2）定期贷款（Term Loan）💰

💵Term Loan可说是原始的一种贷款，这种配套里是完全没有❌伸缩性（flexibility），也没有额外的charges。所谓flexibility就是你可以暂时放一笔钱在你的贷款户口里来节省利息，需要用到时还可以领回。

若贷款者有多余的钱，可以多缴还一些款项，但多还贷款不能再取出，而有些银行也不接受多贷款，这视贷款合约而定。

这种配套是非常适合一些比较想要按部就班付installment和想要提早把贷款付完的顾客。

🙋🏻‍♀️适合人群：
固定资金流动者，如打工族。

3）伸缩性贷款（Flexiloan）💰

💵若贷款者有多余的钱，可以多缴还一些款项，以降低母钱、节省利息。银行会要求贷款者开一个来往户头，将多缴还的钱放在里面减少利息。

🙋🏻‍♂️适合人群：
适合有流动资金的贷款者，如商人等。由于来往户头和贷款户头是连接一起的，可省下不少利息。

4）半半伸缩性贷款（Semi Flexiloan）💰

💵与伸缩性贷款的方案几乎相同，同样可以多还一些款项，以降低母钱，节省利息。不过在提款时，须提早向银行申请，也必须缴付额外的服务费。

🙋🏻‍♀️适合人群：
已有至少一项伸缩性房贷，或每月薪资只足以应付生活开支和房贷，即资金不是特别充裕的人。因为使用伸缩性房贷，每月需要为来往户头支付10令吉费用。

以上的贷款方案，应该要根据自己的经济能力做出选择。☺️

在与银行签贷款合约时，应该要详读合约，清楚了解条规是否已列明。银行也会提供专人来推荐贷款方案。👨🏻‍💻
