Home Run! Full circle completed case to behouse.mented.

On May 2026, i was able to capture a listing from Threads, and able to achieve closing a deal for this video unit owner son to settled down and start renting it. They both come from east malaysia.

During the meet up for viewing, thru conversation the owner of this unit house was inform me, she have a unit house at Gateway Mont Kiara is available for rent too.

Then asking me would you like to assist to find a suitable tenant? I told myself, why not taking the up challenge and it's would be special if i able to complete this both deal for Mother & Son.

Around June something, the owner are provide me photo of unit. Then i start to proceed doing my marketing. After several round of filtering tenant, eventually found a matching tenant that interest to viewing it. After first viewing, i stay back to record and update owner about those faulty lighting, and whatever i thought can be improved.

Well, things are not easy, and it's doesn't work well. After few round of failure to close the deal, No matter local or foreigner tenant, that still unable to get seal the deal. I keep trying and finally after around 2 month since getting key, a tenant original from east malaysia had confirm the unit after negotiation.

Fast forward, booking paid. But then, she need to move in not far from the booking date. Hence i feedback and talk to owner on this. Quickly to get coordinate contractor from owner to make appointment to service aircond and changing faulty light with others.

Its was challenging and gladly i able to pull off the magic and complete it. Even after changing the easier maintenance lighting would make the house completely different vibes. Look fresh and comfortable.

Due to owner living in east malaysia, and she engage several agent before to handle this property, however no results given and until she meet me during viewing for her son rental house. Finally after more than 6 months vacant from previous agent handle + 2 months from my hand. This house have been taken!

I guess i more than just an agent that so call open & close door agent. hahaha.

Not my first time receive token of appreciate from landlord.

Since beginning i choose to step up & take over this responsibility to finish solving the problem. i will never ask for any return from landlord. surprisingly this owner appreciate me & giving some reward for me.

When problem occurs, that is the best training ground for us to learn to solve & overcome it at the end. In other way, that also part of your value that stand out in this industry.

Finally this deal come to the end, Move on next case.

Consecutive years serve this landlord without failed, as owner work at SG, and absolutely unable to deal with troubleshoot on the scene.

Yes! I must have to documentary this case as one of the painful deal. In term that i did nothing wrong and all i need is abit of lucky only!!

Before this tenant (2), there were actually another qualify tenant (1) that initially asking 2 agent on same listing. however when i submit tenant (1) profile for owner review. Immediately owner told me, he receive similar profile 30mins ago from other agent.

Hence, i feedback to tenant (1) that actually he have inquiry 2 agent on same listing. I give him freedom to choose which agent to serve for viewing. Unfortunately, Not Me!! Meanwhile owner feedback he'll viewing with other agent on next day 1pm. I acknowledge owner that this same potential tenant (1) will viewing with other agent.
(*seriously at this stage, i kind of like told myself, ok! move on, don't think too much)

Fast fwd, on the same day, there were another direct tenant (2) send in inquiry, after short conversation, notify she is very co-operative & highly qualify for viewing.

Then, she request set appointment to viewing this property on coming Monday (3 days later). Few hour later, she request to push forward & changing viewing timing to next day 5pm instead. Quickly i feedback to owner and appointment timing has finalize and confirmed.

Next time, viewing process goes accordingly, i thoroughly bringing tenant (2) viewing A-Z, and answering question one by one.

After viewing done, i feedback to owner their reason to move into this area, their pending decision. Well, owner feedback as picture no.2, Total 3 prospect viewed, and 1 offer in. Hence he wanna make decision soon, hopefully tenant able to give decision on the same day. I pass all these info for tenant (2), but tenant (2) did not reply on the spot. Until next day morning.

She voice message me inform me, is ok, if really has proceed, she understand and never mind. About 30mins later, tenant propose a dealing method as shown on picture no.3.

Place small portion of money make it as booking fees to hold until monday. the proposal is that tenant (2) told will give final decision on next monday, in case they didn't choose this property, hence this propose deposit will burn.

Principal of Win Win OR No Deal. This time is No Deal.

Initially this young entrepreneur approach to a listing that generally can make positive cash flow at Bukit Jalil.

After introduce & explain to him about this condition, roughly info of qualification to purchase it. He agree and acknowledge, fast forward we did twice viewing on both unit within 3 days.

During viewing, i can feel that he is the ready buyer & someone that will making fast decision.

Well, plan not goes accordingly. after 2nd viewing done. He started to reply slower (1st indication signal for decline the offer price from owner ).

Then he replied a day later with a even lower price than initially offer price during viewing.

Anyhow, as results, both owner not agree and decline the final offer price from buyer.

As in real estate industry, failure is just a temporary result. if you don't give up, eventually you will meet the right buyer. Have faith & encourage ourself to move on!

提前到达满家乐准备出租的房子检查一轮，无意间发现这套房子的小机关。

距离第一位顾客看了这一套房子未能成交，​而相隔几天第二位潜在租客也询问准备看房。约定好看房日期和时间的当天。我提前30分钟抵达，准备到房子检查一番。

​无意间发现这个小机关的惊喜，第一次带看房的时候完全没有注意到。
​
​觉得这种机关的装修设计已经很少见了。所以决定拍下做一个小记录。
