STRATA TITLE DAH KELUAR, ORANG ASYIK SEBUT KENA BUAT “PERFECTION OF TRANSFER”.. APA MAKSUDNYA NI?? 😧😧(Ketahui lebih lanjut)
Bayangkan situasi ini, anda dah dapat beli rumah idaman pertama anda. Alhamdulillah! Masa beli dulu anda dimaklumkan rumah anda masih “Master title” dan setelah anda dah menetap beberapa tahun, akhirnya developer maklumkan, “Strata title” dah keluar dan tiba masa untuk laksanakan “Perfection of Transfer”(POT).
Biasa dengar Perfection of transfer tapi tak pasti maksudnya? Ada implikasi tak jika tak buat POT ni? Jom kita lihat. Sharing agak ringkas pada hari ini..
APAKAH ITU PERFECTION OF TRANSFER (POT)?
👉Bahasa mudahnnya, POT ni merujuk kepada proses pemindahan hakmilik hartanah dari nama Pemaju kepada nama pembeli, di bawah strata title. Di samping itu juga, anda perlu melantik peguam untuk menguruskan urusan POT ini.
APA KOS YANG PERLU DIKELUARKAN UNTUK POT INI?
👉Pertamanya, sudah tentu adalah kos atau yuran guaman. Selain itu, kos yang perlu anda sediakan adalah kos Stamp Duty yang mana adalah wajib dibayar.
Tapi bagaimana nak tahu berapa banyak kos stamp duty yang perlu dibayar? Saya senaraikan secara ringkas di sini.
✅First RM100,000.00 = 1%
✅Next RM400,000.00 = 2%
✅Next RM500,000.00 = 3%
✅Above RM1,000,000.00 = 4%
Jadi contoh rumah anda beli dengan harga RM500,000.00, maka stamp duty yang perlu dibayar adalah RM9,000.00.
AKIBAT-AKIBAT JIKA MELAMBATKAN URUSAN POT?
👉Antara implikasinya adalah: Sekiranya anda nak jual/refinance rumah nanti, pihak bank akan arahkan terlebih dahulu untuk selesaikan proses POT ini. Dan waktu tu, urusan jualan/refinance anda sudah tentu memakan masa lebih lama kerana perlu selesaikan POT dahulu.
Selain itu, jika developer sudah wound up, Liquidator akan ambil alih. Pada waktu ini, akan lebih rumit dan kos akan meningkat kerana kebiasaannya Liquidator mengenakan caj tinggi untuk admin fees mereka.
INFO TAMBAHAN
🟢Sesetengah Pemaju mungkin kenakan “cas simpanan” selagimana pemilik gagal laksanakan POT.
🟢Sekiranya anda beli hartanah secara subsale, stamp duty (kebiasaannya) sudah dibayar pemilik lepas.
