RENTED! 🔑 But the real work happened BEFORE the first viewing.
I was called in to exclusively market this home at Hijauan Kiara for its next tenancy.
But before bringing anyone through the door, there was work to do.
I did a full inspection with the landlord, identified the areas that needed attention, and discussed what should be reinstated, repaired and refreshed to make the property appealing to the right target audience.
The reinstatement took some time — but it was worth it. Because getting a property rented isn’t always about putting up an advertisement and waiting for enquiries.
Presentation matters. Timing matters. And knowing who you’re marketing to matters.
As we approached the final stages of reinstatement, I brought a client and their family in for a viewing.
We walked through the home, discussed the things that mattered to them, understood their requirements, and I tabled everything back to the landlord. From there, we worked towards terms that made sense for both sides.
Because for an investor, time is money. Every additional week a property sits vacant is rental income that can’t be recovered.
And today…
Here I am doing the final checks before handing the home over to its new tenant. 🔑
Another property prepared, positioned and RENTED.
If your tenancy is coming to an end, don’t wait until the unit becomes vacant to start thinking about what’s next.
