大部份的马来西亚人投资的方式都是“一蜂窝”,没有做任何研究,容易被广告或身边人的意见影响,导致亏钱的机率很高。(他们只是提供意见。亏钱是你的事,他们不必负责人)。
购买房地产投资的人有三种,第一种是买了在短期内卖出(FLIP)的 ,在三五年内出售赚取前后的差价;而第二种则是买来长期收租(KEEP)做包租婆或包租公的,至少收个十年八载租金才会卖;最后一种就是“跟风者”听说买房地产来保值,那个谁谁谁说好,买哪里赚钱,他们就去“一蜂窝”买。毫无研究与目标,也不懂几时要卖。往往血本无归的就是这种人,痛苦无人知呀......!
依据过往的市场经验,房地产和其他投资项目都一样,会有周期性;而一个周期大约是十年。房地产的价格升幅与经济的起落相关。在正常的经济成长下,价格十年翻一倍不是一件难事。要靠购买房地产赚钱不是一件难事,大前提是需要符合一下几个条件。

✅是否了解该地区的房地产出售价格和出租价格?
✅是否计算了投入的资金预算/储备资金/贷款金额?
✅是否设定了“退场计划”?
