“The biggest trap in real estate is relying on ‘gut feeling’.”
In 2026, I choose to stand on the shoulders of giants.

Analysis: Is RM460 psf the last "Hidden Gem" price in KL?

The market is buzzing about PSV 2 Residences in Bandar Tasik Selatan. Most ads focus on the monthly repayment, but looking at the data, two things stand out for the "Ownstay" buyer: The Price Per Sqft (PSF) and the Room Count (3-5 Rooms)

As a property strategist, here is my objective analysis of whether this project makes sense for you

1. The Valuation: RM460+ PSF
In the current 2025 market, most new KL transit-oriented developments are launching at RM700psf and above.

The Data: PSV 2 is sitting at approx. RM460+ psf (Nett Price RM440k+).

The Reality: This is a pure "Value Play." You are paying suburban prices for a KL address. This lower entry point protects you somewhat against future market fluctuations compared to buying at peak prices.

2. Layout Flexibility: 3 to 5 Bedrooms
Unlike many high-rises offering only small 2-bedders, this project is built for families.

Range: Layouts stretch from practical 3-bedrooms up to spacious 5-bedroom units (including Dual Key options).

Why it matters: If you have a growing family or elderly parents living with you, finding a new 5-bedroom unit in KL at this price point is statistically very difficult.

3. The Trade-Offs (The Truth)
You get this price and space for a reason.

Density: With 1,500 units, it is high density.
Location: While you are next to TBS (LRT/KTM/KLIA Transit) which is amazing for commuters, you are also next to the MRR2 highway. Expect traffic during rush hours.

🏁 The Verdict?
PSV 2 is perfect for the "Space-First" Buyer.
You are prioritizing Square Footage and Room Count over low-density exclusivity.

It is a viable Ownstay option IF:
✅ You need 3-5 bedrooms but your budget is under RM650k.
✅ You understand the value of buying low (RM460 psf) in a mature location.
✅ You can utilize the TBS transit hub for your daily commute.

Closing thought:
It is rare to find a 5-room option in this price bracket. If you need space for a big family, this deserves a viewing.

This is one of the Top 4 Value Buys I mentioned today.

Why is it undervalued?

• Surrounding rental is already RM3###
• Instalment only RM2###. This creates a visible Positive Cash Flow opportunity.

Sharing some helpful news for those working in KL 🏠

I came across this news recently and thought it might be useful for young professionals working in the city.

DBKL has introduced a rental initiative at Residensi Belia Cheras where eligible individuals can rent a fully furnished unit for RM200 per month.

It’s designed to help ease the cost of living for specific groups. Here are the eligibility requirements:

🔹 Who: Single Malaysian men (18–40 years old)
🔹 Work: Must be working in KL
🔹 Income: Below RM4,000/month
🔹 Condition: Do not own property within 35km of the city center

The units are located near an LRT station and include security and facilities. If you or someone you know fits this profile, you can check the E-Perumahan DBKL website for more details.

Just sharing this in case it helps anyone looking for affordable accommodation options!

Can you still buy a 3-Bedroom in KL for under RM450k? Yes. 👇

I just double-checked the numbers for PSV 2 Residences at Bandar Tasik Selatan, and the nett pricing is a game-changer.
If you have a combined household income of RM5,000+, stop scrolling. This is specifically for you.

📋 The "Impossible" Deal:
Size: 947sqft (Full 3 Bedroom, 2 Bathroom layout)
Nett Price: From RM440,000+
Monthly Repayment: Approx RM2,000

✅ The Logic:
Most new launches in KL are hitting RM700psf. This project is sitting at roughly RM465psf.
For RM2,000 a month, you are getting a property right next to TBS (Terminal Bersepadu Selatan).
Walk to LRT
Walk to KTM
Walk to ERL (Direct to KLIA)

🛑 The Catch?
It is high density and located next to the MRR2 highway. It will be busy. But for this price point in Kuala Lumpur, it is currently the "Value King."
Verdict:

If you are renting a room for RM800-RM1,000 right now, you and your partner could own this entire unit for the same monthly cost.

Drop a "440" in the comments if you want to see the specific unit layout. 👇

Many people wonder: ‘Can you really buy a home with RM3,500 income?’

Answer is Yes — and the monthly instalment could even be lower than rent.

Most renters don’t realise that the money they pay for 5 years could fully own a home
instead.

We have an internal Buy-vs-Rent calculator that breaks down the 5-year cashflow.
Reply and I’ll send it — the results might surprise you.

Don’t just pay rent. Pay for your future.
