🏡 EPF Akaun Sejahtera (Account 2) Withdrawal for First-Time Homebuyers
Buying your first home? You can use your EPF Akaun Sejahtera savings to cover your down payment, pay the purchase price balance, or reduce your housing loan.
Here is what you need to know:
✅ Who is Eligible?
• Aged below 55 years old.Minimum RM500 in Akaun Sejahtera.Buying a residential property in Malaysia.Approved housing loan or cash purchase.Sale & Purchase Agreement (SPA) is under 3 years old.
• 📊 How Much Can You Withdraw?
The maximum withdrawal amount is calculated based on how you finance the home:
• With a Housing Loan: You can withdraw the difference between the house price and your loan amount + an additional 10% of the house price, OR your entire Akaun Sejahtera balance—whichever is lower.
• Cash Purchase (Self-Financing): You can withdraw the full house price + an additional 10%, OR your entire Akaun Sejahtera balance—whichever is lower.
• 💰 Example: If the house costs RM400,000 and your loan is RM360,000, the difference is RM40,000. You can withdraw up to RM40,000 + RM40,000 (10% of house price) = RM80,000 (provided you have this amount in your Akaun Sejahtera).

💻 How to Apply
1. Online (Fastest): Log into your KWSP i-Akaun Portal -> Go to Withdrawals & Services -> Apply Withdrawal -> Select Buy House.
2. Counter: Visit any EPF Branch with your documents.
