Everytime people tell me this story, I often wonder about the reality of that statement. And when I clarify with the story teller, most of them are just theories...
Car increasing 10%, construction cost increasing 15%, land in prime areas are getting limited..."
Technically, it's just gonna be more expensive to built the exact same building on the same location. So it means prices are gonna go up not because developers making more profits, but the cost is forcing them too.
That's also part of the reason why lots of projects are stuck halfway in construction. Contractors just couldn't complete the job because they will lose money as prices of materials went exponential.
Of course, there are examples of overpriced projects being cleared in stocks via bulk purchases where technically the prices I got was way lower than the initial amount. Price revisions also happens when the product and pricing does not suit the market, for eg Johor Bahru area for their high-rise buildings.
Anyway, this is for those who are just waiting for the perfect moment to get into property investment. Audit the people you're receiving advices from. If you're not ready, it's absolutely fine. But just look at prices of property at locations you want to stay, the results are pretty obvious.
