DON'T CHASE THE MARKET.
One of my sellers listed his property at RM630,000.
Soon after, he received a genuine offer of RM600,000. I advised him to seriously consider it, but he believed a better offer would come.
He decided to wait.
Over the next 12 months, the Kuching property market became more challenging. Buyer demand slowed, while the loan instalments, maintenance fees and holding costs continued.
A year later, the best offer on the table was RM590,000.
The reality? Waiting for an extra RM30,000 ended up costing RM10,000 in selling priceโplus another year of carrying costs.
