Foreign interest in Malaysian property is growing, but the bigger picture matters.​

As of December 2025, 744 MM2H participants had purchased homes in Malaysia. Of these, buyers from China accounted for 40.9% (304), Taiwan 12.2% (91) and Singapore 8.5% (63).​

A further 2,637 participants were still in the process of identifying or purchasing a home.​

Now put that into perspective: ​
Malaysia recorded 256,512 residential transactions in 2025 alone.​

International demand is an important part of Malaysia’s property story, but it remains one part of a much larger and more diverse market.​

Sometimes, the numbers become more meaningful when we see what sits around them.​

MM2H applicants rose from 1,902 in December 2024 to 12,495 in March 2026, with the top five source markets being China, Hong Kong, Taiwan, Singapore and the US. ​

In Q1 2026, Malaysia recorded 89,966 property transactions, down 8% year on year. Yet, total transaction value eased by just 0.6%, while the Malaysian House Price Index grew by 1.7%.​
