幾乎每一個人都把房產置業視為最大財產目標,那麼是否买房比租房好呢?

其實,在適當的時候买房会對投資的回报有很大的影響,回报可以比其他投資,例如股票高。相反,在不适當時侯買房,会令回报減少,甚至亏损。

每個區域至少有四年的房价中位數会上升超過百分之十,但也有些時候房价中位數会不变或轻微下跌。
中央銀行在去年曾經報導房价要繼續以過去20年的速度增長,買房者的財富才可以和租房者看齐。

三個觀點提供給你,一起來分清楚買房与租房,谁好谁坏?

1) 養房的潜在成本
房屋終究是一個會折旧的產品,房子一旦過了一段時間,都需要維修,甚至有些時候祇要换房客,就可能產生一筆維修或粉刷成本。這些因為房子產生的額外支出,都是租屋一族不需要思考的。

2)房贷与利息
現在銀行不斷出辣招來防範炒房,提高房贷利息,收入不高的人馬上会被房贷压得呼吸難喘,沒有了生活品質,變成屋奴了。
除此之外,除非房东打算要卖或者要漲房租,不然如果您不是個很爛的租客,否則現在已經很少房东会把稳定又优良的租客趕走,然後去冒空𥦬期的風險以及整理房子的成本,還得擔心下一個租客会不会品质比較差,何必呢?

3)租户市場
現在城市地区是租户當道市場,假如您不计划在某个地區长期居住的话,毎月租金低于每月房贷,租房是一個很好的选择。
所以"租還是買"是值得被认真考虑的。
如果想要住在一个无法负担每月房贷的地區,可考慮先该区租房子,然後在存下一笔頭期款才買心頭好房子。
買房好,還是租房好?沒有絕對的回答,只能是因人而異,不同的時机和因地而异了。

3) Tenant market
Nowadays, urban areas are the tenant market. If you do not plan to live in a certain area for a long time, monthly rent is lower than the monthly installment.Than, Renting is a good choice.

So "Buy or Rent" is worth to consider.

If you want to live in a region that you can't afford of the monthly house installment, thus renting a home in that area. Save your money and well prepare until you have enough earnest deposit than buy your lovely home.
