so总头期需要准备约总房价的20%

If your current monthly income is RM3000, and the target house price is RM200,000, then your monthly loan payment would be approximately RM830
with a total down payment of RM33,500.
📋 It's important to note that
the down payment isn't just a simple 10% of the house price. We also need to add some fees (such as lawyer fees, stamp duty, valuation fees, etc.).
So, the total down payment needs to be about 20% of the total house price.
💡 However, some developers may offer plans with 🔸ZERO down payment🔸, allowing buyers to purchase homes through installment payments without worrying about preparing a large down payment.
☝🏻Simply put, the monthly mortgage payment should not exceed one-third of your monthly income, otherwise, it would exceed the affordable mortgage payment.
