RUGI KE BELI HARTANAH LEASEHOLD?

Ada orang, kot mana pun dia tak nak beli hartanah pegangan leasehold. Depa takut lepas tempoh pajakan tamat, kerajaan ambil balik hartanah tu. Baik beli hartanah freehold, betul tak? Tak betul. Kalau kerajaan nak ambil tanah ni, tak semestinya leasehold. Freehold pun mereka boleh ambil.

Ada pun hartanah leasehold, sebelum tempoh pajakan tu tamat, korang boleh perbaharui tempoh tu. Walaupun melibatkan kos, kemungkinan besar lepas korang renew, harga hartanah tu pun akan naik.
Dan ramai juga orang tak tahu, hartanah leasehold ni kebanyakannya terletak dekat kawasan bandar yang dekat dengan tempat kerja dan juga fasiliti.

Memanglah tak nafi ada hartanah freehold dekat kawasan bandar. Tapi ini pun kita boleh kata kawasan lama. Tanah-tanah baru semuanya status leasehold. Kawasan freehold tengah bandar ni harganya bukan lagi mampu milik. Harga memang mahal.
Opsyen seterusnya yang korang ada ialah beli hartanah freehold luar bandar, yang mana jaraknya jauuuhh dengan tempat kerja. Bila jauh, dah tentu ada kos dari segi masa dan wang ringgit untuk perjalanan pergi balik ke tempat kerja dan fasiliti. Jangan pandang rendah kos ni.

Kalau korang buat pelaburan pun, pertimbangan freehold vs leasehold ni pun mungkin perkara kedua. Yang paling penting, rumah tu ada permintaan atau tidak. Kalau rumah tu leasehold, ada akses yang baik, dekat dengan kemudahan dan fasiliti, dah tentulah nak sewa atau nak jual balik kemudian tak terlalu susah.
Jadi, kalau korang dah berkenan dengan satu rumah dan part yang tak kena bahagian leasehold tu je, janganlah sebab tu jadi penghalang korang beli rumah.
