"CIK BOLEH AMBIL KUNCI RUMAH"

"Cik, boleh datang ambil kunci rumah nanti ya. Rumah dah siap".

Rasa teruja luar biasa bila dapat panggilan begitu sebenarnya.

"Betul bang semua orang teruja sampai lupa jenis rumah dia beli". Cerita staff pemaju ini semalam.

"Kami paling risau yang beli nie, lawyer, arkitek, jurutera, doktor. Mereka sangat faham hak mereka".

"Ada kes lawyer dari putrajaya beli rumah kat Perak nie, dia datang bawak house inspection. Dia tak bagi kami masuk, tunggu luar katanya".

Lepas team masuk bawak laser equipment dia keluar bagitau rumah tak ikut specification dalam SNP".

Ceritanya laju.

"Dia tutup dan tak benarkan kami masuk rumah dan tak mahu tandatangan terima kunci".

"Fuhhhh, dia mengamuk kat opis"

"Minggu lepas dia filekan tuntutan pada pemaju, dokument tuntutan setebal ini".

Ceritanya sambil angkat jari setebal 6 inci.

"Kami paling bahagia kalau yang datang tu penjawat awam, orang biasa. Mereka dapat kunci siap bergambar dengan kami dan masuk rumah terus. Terus ambil kunci dan tanda tangan, tak periksa rumah pun." Ceritanya laju.

"Ada yang beli dengan ejen kat pasaraya lagi sedih, ejen janji ada lampu, ada kipas, ada table top. Bila dapat kunci lansung apa pun tak der."

"Ejen tu jual kat pasaraya dimana mana kat Malaysia rumah kami, rumah murah katanya. Kami ikut saja la, SNP pun kami tak tahu kat mana".

Kawan kawan,

Bila dapat jemputan ambil kunci rumah kali pertama. Cuba lakukan ini ya.

1. Bawa bersama SNP yang kita dapat dari peguam. Dalamnya ada spesifikasi kediaman kita.

2. Dalamnya ada pelan bangunan dan sektion kediaman rumah. Belajar buat semakkan ya.

3. Betul atau tidak bentuk pelan kediaman yang kita dapat. Pernah berlaku pelan dapat unit 3 bilik, kediamanya 2 bilik.

4. Semak bukaan rumah. Dinasihatkan bawa bersama tali tape ukuran (boleh beli di DIY) sahaja. Ukur dari posh depan atau pagar depan dinding ke dinding.

Jika kediaman bukaan 20 x 70 pastikaan bukaan dalam ke dalam dinding adalah 20'0" bukanya 18"0. Ada kes pemaju terpaksa bayar tuntutan bila semakkan keluasan tak betul. Kurang 2'0".

5. Semak kembali berapa plug point yang kita dapat. Apakah sama seperti jadual dalam pelan di SNP . Ada kejadian plug point dalam bilik ada 3 tapi hanya dapat 2. Ada jumlah keseluruhan 15 yang dapat hanya 11 sahaja.

6. Semak juga sumber lampu yang kita dapat. Betulkan seperti dalam SNP kita jumlahnya.

7. Jangan lupa, ukur ketinggian dari lantai sampai ke siling berapa. Banyak kes pemaju janji ukuran 10' 0" tinggi bila siap hanya 8'6" sahaja ketinggian dari lantai.

Pasang kipas kena kepala nanti.

8. Semak jenis pintu, panel door sepatutnya dibahagian depan dan belakang dan bukannya pintu biasa. Jika pintu ini cacat, ada kesan lubang ulat atau paku minta gantikan.

9. Jika ada keretakan, pastikan proses baiki secara betul bukan hanya disapukan lepaan simen diplaster dan dicat semula.

Bawa bersama salinan SNP dan jangan terus teruja nak ambil kunci dan tandatangan bersetuju terima.

Biar mereka baiki hingga baik dan puas hati baru setuju terima kunci.

Jangan juga sebuk nak selfie bagitau dunia, dapat rumah cacat dimana mana.
