As property investors, data is really important to ensure that we can make sound decisions.

Here are 3 places where you could get market overview for your next venture.

1. National Property Information Centre (NAPIC)
As the name suggests, NAPIC has always been the go-to place to get property related information and it is governed by the Department of Valuation and Property Management (JPPH) under the Ministry of Finance.

Their annual Property Market Report has always been anticipated by property investors to get an overview of what had happened to the overall property landscape throughout Malaysia.

2. Independent Property Consultants
Property consultants often comes up with their own property market outlook as they analyze what had gone throughout the year and what we can expect from it. They however often produce and analyze states or location of where they operate in as they have the data of it.

3. Annual Reports of REITs
Every year, REITs will produce an annual report to inform and notify their investors on the performance of their Real Estate Portfolios. As they themselves are property investors, they have and produce their own research and analysis so that they could make an informed decision to maximize their input and income.

Baru-baru ni, Bank Negara Malaysia (BNM) ada buat pengumuman akan beralih dari ‘Base Rate’ (BR) ke ‘Standard Base Rate’ (SBR). Ini ringkasan:

1. Penggunaan SBR akan berkuatkuasa bermula 1 Ogos 2022 menggantikan BR.

2. Kadar SBR = Kadar OPR. Ini bermaksud, berapa pengumuman OPR oleh BNM, itulah Kadar SBR.

3. Penggunaan SBR hanya melibatkan pinjaman dan pembiayaan kadar terapung untuk individu yang baru dan diberi kelulusan bermula dari 1 Ogos 2022.

4. Pinjaman dan pembiayaan kadar terapung yang diluluskan sebelum 1 Ogos 2022, akan kekal dengan BR atau Base Lending Rate (BLR). Jika kadar OPR naik 0.5%, BR atau BLR turut akan naik 0.5%. Begitulah sebaliknya.

To all illegal and unlicensed ‘brokers’ out there, you are engaged in illegal business and the commissions you received is considered as money laundering, which can be charged under the Act.

Do business with a licensed REN or Estate Agent.
