How to buy a property the sound way?🤔

Follow this 3-3-5 Rule and you will be super comfortable purchasing your dream property without having to worry about finances at all!!🤩

Rule 1: You should have alteast 30% of property price as initial capital/savings in the bank.

Rule 2: Your monthly house loan repayment should not exceed 1/3 of your monthly salary.

Rule 3: The purchase price of your property should not exceed 5 times your annual income.

It is safe to say that if you can fulfill these 3 criteria, then you can purchase any property worry free. Happy investing!🏠❤️

Is it possible to buy Bumi Lot by Non-Bumi in Malaysia?🤔

Bumiputera lots are units or properties that can be purchased by Bumiputeras only. Oh and Bumi Lot has nothing to do with the Malay Reserve Land. It’s a different matter entirely.

Depending on the situation, the status of Bumi Lot property can be purchased by Non-Bumi under many strict conditions!😔

The conditions are:-

1) Request permission to change the status of the lot using concrete reasons (No demand to purchase that lot from Bumi buyers for a few years, or any other relevant reasons) to the Land Office.

2) Appeal to the Land Office if the first application is rejected.

3) Pay back the Bumiputera Discount given by the developer when purchasing the property.

Non-Bumi buyers also need to know that Bumi Lots that was purchased will not remain as Non-Bumi units.😱 It is a good idea for the buyer to seek the help of a lawyer to review the status of the property with the Land Office before buying.

Leasehold units have even stricter legislation, compared to Freehold by the Land Office. It is also common when an application for transfer from Bumiputera to Non-Bumiputera is rejected by the Land Office even though the property is a Non-Bumi Lot but simply because it was owned by a Bumiputera before.

In conclusion, the process for Non-Bumi buyers to purchase Bumi Lots is really tedious and very time, energy and money consuming to the point many people wouldn’t want to go through that hassle. Because of this, many deals of such nature has fallen through and hence the success rate is very minuscule! 🏠❤️
