1. PECAH SEMPADAN.

Biasa dilakukan apabila SATU TUAN tanah, tapi mahu pecah lto besar kepada beberapa plot kecil.

2. PECAH BAHAGIAN.

Biasanya dilakukan apabila ada LEBIH DARI SEORANG TUAN TANAH tapi mahu pecahan BAHAGIAN masing masing dan mendapatkan geran individu untuk setiap pemilik. Mereka tidak berkongsi geran lagi selepas PB.

3. SERAH BALIK DAN BERI MILIK SEMULA) SURRENDER AND REALIENATE).

APABILA SUDAH PENCEN

Orang baru lepas Pencen jangan buka Restoran!

Saya lihat terlalu ramai orang lepas pencen terima duit ratus ribu dalam simpanan dia lepas tu dia buka Kedai Makan atau Restoran.

Dia sebelum ni kerja makan gaji dan tiada pengalaman berniaga. Bila ada duit, dia rasa nak ada 1 bisnes yang boleh dia buat sesuatu dan menghabiskan hari tua dengan gandakan duit yang ada.

Ada juga yang tanya anak, nak buat bisnes apa. Anak pun cadang buka kedai makan paling senang. Anak yang tiada pengalaman berniaga kata dia boleh uruskan.

Apa yang berlaku, mereka mula cari kedai dan habiskan duit dekat renovate kedai bagi cantik. Ada juga dia punya syoq nak renovate kedai, dari jauh ingat butik pengantin, rupanya restoran.

Meja kerusi tak nak mengalah. Macam kerusi sultan brunei. daun-daun atas siling terjuntai dah macam hutan amazon.

Duit tengah ada kan.. Puas lihat kedai nampak gah. Lepas tu buat 5-10 menu makanan. Ambil pekerja ramai. Launching kedai pun orang tak perasan kedai wujud sebab tak ada ilmu launching.

Mula post di dalam group kawasan setempat. Ada yang datang tapi tak ramai sebab nampak kedai macam mewah. Orang ingat harga mahal. Sales tak banyak, mula rasa penat dan stress.

Lepas 6 bulan berniaga mula pening kepala sebab sales tak seperti yang diharapkan. Sewa kedai beribu kena bayar. Pekerja ramai kena bayar. Akhirnya tutup.

Mula lah bergaduh laki bini di umur yang senja. Hubungan dengan anak-anak mula tak elok. Dari bahagia dah jadi macam kat neraka.

Ini yang kita tak mau dan berlaku.

Saya memang tak galakkan orang pencen yang tak ada pengalaman berniaga ni, untuk buka bisnes restoran kecuali dia memang ada sedikit pengalaman sebelum ni dan ada anak yang memang berniaga dengan cemerlang.

Kalau teringin sangat-sangat dah nak berniaga makanan, mula dengan buka gerai atau payung tepi jalan. Test jual 1-2 makanan dahulu. Paling mudah berniaga pagi macam nasi lemak.

Kalau ramai beli, hasil memuaskan dalam tempoh 6 bulan, baru lah fikir nak ke next level. Duit simpanan tak rugi, kepala pun tak stress tapi tetap penat juga atas faktor umur.

Di usia tua dan dah pencen ni, pada pendapat saya, elok duit yang ada ratus ribu tu buat beli tanah dan bina rumah pintu atau bina rumah buat homestay.

Buat sikit-sikit dulu. Jangan la p buat 5-10 biji sekali gus. lagi satu, jangan salah pilih kontraktor p**ak.

Nak buat p**a jangan jauh sangat dari tempat kediaman. Mudah nak uruskan dan pantau.

Sekurang-kurangnya tanah dan rumah adalah hak kita. Tak la rasa rugi sangat dan nampak depan mata. Tak hilang.

Sebulan dapat RM1500-RM3000 (bergantung kepada berapa unit rumah pintu atau berapa ramai sewa homestay) sebulan bagi orang pencen kira ok dah tu dari tak dapat langsung duit sampingan.

Hidup di usia tua dengan kesihatan yang makin menurun, tak perlulah habiskan duit yang diterima ratus ribu tu dengan buka restoran.

Ramai dah dok tengok bisnes lingkup sebab tak ada pengalaman tapi ada duit demi memenuhi impian sendiri atau impian anak.

Jadi, hargai dan gunalah duit pencen yang anda terima segedebuk tu di tempat yang betul. Jadi ejen MLM ka, ejen insurans ka, forex pun jangan join sebab tenaga dah tak sekuat dulu.

Tua-tua ni nak tenang je.
