Yesterday was a meaningful milestone. Another SPA signed ✍️

But what made this journey memorable was the conversation before it.

A month ago, I met this client through his partner. Like many young Malaysians, they’re renting a master bedroom for RM1,100/month.

His goal wasn’t to buy a home to stay in.

He wanted his first property to be an investment.

The challenge?

He was worried.

“What if I make the wrong decision?”

Instead of saying something like “buy now or else the price will go up”, we sat down and focused on the fundamentals:

✅ Is there a real rental demand?
✅ Is the location convenient?
✅ Does this property stands out compared to other nearby developments?
✅ If you are the tenant today, would you choose to stay here?

The answer became clearer because he already knew the area.

He lives nearby.

He experiences the convenience daily—LRT, mall, offices, everything.

That gave him the confidence to move forward.

Yesterday, he signed his first investment property 🎉

One thing I’ve learned:

People rarely regret buying after proper research.

They regret the opportunities they missed because they were too afraid to start.

My role isn’t to convince people to buy.

It’s to help them understand enough to make a confident decision.

Finally had the chance to visit Myara Park with my client after handover, and honestly… it was way better than I expected ✨

The overall feeling of the place is just very comfortable — the kind where you can actually imagine yourself coming home and slowing down 🏡

What stood out to me the most:

🌿 The Environment
It’s surrounded by landed houses, so the whole area feels very quiet and peaceful. Not the usual busy, high-density vibe you get with many condos.

🏊‍♂️ The Facilities
I went in thinking it might look better in the brochure than in real life… but surprisingly, it’s actually very close. The finishing and overall feel exceeded my expectations.

🍜 The Convenience
Even though it’s tucked in a quieter area, you’re not sacrificing daily convenience. Right across, there are local kopitiam, clinics, pharmacies — all the essentials are within reach.

Overall, I have to say — I’m very impressed.

There’s a huge improvement compared to the developer’s previous projects. You can really see the effort put into the planning, environment, and delivery this time.
