Higher floors are supposed to command the biggest prices at The Pinnacle@Duxton. Not this time.

A five-room flat between the 28th and 30th floors at 1B Cantonment Road just sold for $1,701,000, working out to $1,477 psf. That's a new Central Area record for the flat type, beating the previous high by $71,000, a record set just four months earlier by a unit fifteen storeys higher in the very same block.

The climb at 1B hasn't come out of nowhere. A similar unit on that same floor band went for $1,420,000 back in December 2023, then $1,550,000 in October 2025. Even in July this year, mid and lower floor units were still clearing $1.48M to $1.508M, only two months before this latest sale blew past them.

Part of the story here is simple scarcity. Only 88 of the block's 264 units are five-room flats, and that tight supply has kept pushing prices up no matter which floor a unit sits on.

This sale now sits well above the Central Area's 12-month median of $1,473,000 for five-room flats. Should storey height still matter as much as it once did when scarcity is driving the market this hard?
