But in commercial leasing, the lease terms decide the real cost.⁣

Klang Valley office occupancy is currently around 67–75% across most sub-markets, giving tenants more room to negotiate than many realise.⁣

But that leverage matters most before you commit.⁣
Before signing, check:⁣
→ Is the service charge capped?⁣
On a 5,000 sq ft office, this can add RM2,500–RM7,500/month above base rent.⁣
→ Is there a break clause?⁣
Without one, leaving early may expose your business to the full unexpired rent.⁣
→ Is reinstatement clearly defined?⁣
Vague wording can turn into a six-figure cost at the end of the lease.⁣
→ Has stamping been handled properly?⁣
From January 2026, STSDS requires stamping within 30 days. Miss the deadline, and the agreement may be inadmissible in court.⁣

The strongest negotiation point is usually at the LOO stage before the lease draft reaches the solicitors.⁣
