Do you know that the government has recently proposed to implement Residential Tenancy Act which is supossed to regulate the local rental market and help protect the interests of tenants and landlords? One of the proposed laws that stood out was that the security and utilities deposits will no longer be held by landlords and instead will be parked under a government agency. The Act also aims to address discrimination against certain category of tenants. How effective these rules will be remain to be seen. However I do welcome the setting up of a tribunal to address issues and disputes between tenants and landlords as the existing means of recourse are usually too costly and too time consuming. What do you think of the RTA? Is it good or bad for our property market in the long run?
