其实很多人找房找到心累，不一定是 Agent 的问题，而是你找错渠道了。

教你分清楚大马两大找房渠道：

✅ PropertyGuru、iProperty、Mudah、The Edge 这些属于房产平台。
你可以直接筛选地区、预算、房型和需求，看到的都是已经上架的房源。
如果房源是由持有 REN 的正规经纪发布，资料一般都会比较完整。

✅ Facebook、Instagram、小红书、YouTube 这些属于社交平台。
这里主要是分享楼盘介绍、市场资讯、看房影片和房产知识。

重点不是找房源，而是先找到靠谱的经纪人，再让他根据你的预算和需求帮你筛选适合的单位。

记住这句话：

POV: 🏠 为什么 Agent 一直催你 Booking？

很多人觉得 Agent 一直催 Booking，很烦。

但其实原因很简单：

因为房子没有完美的，重点不是找一间 100 分的房子，而是能不能用合理的价格买到适合自己的家。

✅ Booking 是谈价钱的重要筹码

很多屋主都会这样想：

“连 Booking 都不愿意给，诚意在哪里？”

如果没有 Booking，很多屋主根本不愿意认真谈价钱，只会觉得买家只是随便问问。

有了 Booking，Agent 才能正式代表你向屋主争取更好的价格和条件。

✅ Booking = 锁定房源

无论是租房还是买房，Booking 本质上就是订金。

📌 租房：
通常是一个月租金，之后签约时会计算进首期付款。

📌 买房：
通常是房价的3%，贷款获批后会计算进首期款（Down Payment）的一部分。

当你支付 Booking 后，Agent 会要求屋主暂时锁定房源，避免被其他买家抢先一步。

⚠️ 重点来了！

Booking 不等于已经成交。

交易必须经过双方签署相关文件后才正式成立。

签署前记得：

✔️ 看清楚所有条款
✔️ 确认收款户口正规
✔️ 了解退款条件
✔️ 有疑问立即提出

签署后：

❌ 买家无故取消，订金可能被没收。
❌ 屋主反悔，通常需要退还双倍订金。

买房买的是“适合”，不是“完美”。

当你已经喜欢 70%，价格合理，地点适合自己，其实就值得认真考虑了。

因为完美的房子，通常只存在梦里。 😆
