4 ways COVID-19 is changing the role of Property Managers

Amid the COVID-19 pandemic, property managers have experienced considerable changes. Essential onsite roles have adapted and evolved through the use of technology, and while it may not be optimal, the transition to remote working has proven that job duties can still be completed outside of the office.

As the industry moves forward, property managers are witnessing a shift in their roles and responsibilities. Specifically, there are four areas of change that leaders should acknowledge to help support those in whose roles are evolving.

1) Leading from Afar :

Managing remote employees brings a level of difficultly most have not been effectively trained to address. The importance for routine check-ins, showing empathy, the ability to step in and help wherever needed and the focus on safety of employees and residents are just some of the priorities during this time.

2) Effectively Communicating :

The greatest challenge arising from this change comes from the lack of a physical presence for daily communication. This can be dealt with creating specific groups with regular updates with the help of phone apps like Whatsapp,WeChat and etc.

3) Enhanced Customer Service :

Because the property manager is not onsite, this may lead to resident concerns around a perceived lack of oversight.
Offering video chat with residents in addition to email and phone calls to address resident complaints, remaining available to assist with community operations from afar,keeping residents highly engaged with multiple events that are prioritized to meet their needs and expectations are just a few of the ways the customer service function is changing.

4) Financially Engaged :

Added non-budgeted expenses such as personal protective equipment and additional cleaning and sanitizing supplies as well as the need to closely monitor the budget will necessitate property managers being more engaged in their financials than ever before.

HOW TO REMOVE MOLD FROM COMPOSITE DECKING

In most cases with Composite Decking, thanks to their low-maintenance properties. Removing mold, by cleaning the root problem away can be done quickly and effectively, using either Composite Deck Cleaner or kitchen dish soap and warm water to Clean Composite Decking.

Step 1 - Remove any furniture lighting and pots from your Decking. Then, with a brush (can be stiff or soft bristle brush), sweep away any debris and dirt.

Step 2 - If not using Decking Cleaner - Prepare a bucket of warm soapy water. To that, add a small amount of light dishwasher detergent.

Step 3 - Cover your Deck with a light coating of the Deck Cleaner or Soap Water, and once applied, use your Hard bristle Brush to gently scrub the Deck. This should start to remove any surface stain or dirt. Scrub the entity of the Deck thoroughly to remove dirt, stains, and mold.

Step 4 - Leave the Soap water or Deck Cleaner to sit on the Deck, allowing the cleaning properties to soak into the Deck, removing any stubborn dirt or stains.

Step 5 - Rinse the solution away thoroughly, and leave it to dry naturally. Once dry, replace all your garden furniture and pot plants.

Step 6- Repeat steps 1-5 as often as required for the staining to minimize.

TAKE NOTE : Only use a pressure washer if can be set to a low pressure to avoid any damage to the deck itself.

Fogging uses disinfectant sprayed from a Fogging machine to create what looks like fog in the room. It is an effective way to disinfect high levels of horizontal surfaces, hard to reach areas that are often missed or forgotten and small, and confined spaces such as extractor units.

Fogging provides a range of benefits :
1) Fogging is seen as being safe and effective if carried out correctly.
2) Effective at reducing air-bourne contaminants.
3) Effective at disinfecting hard to reach areas.
4) Highly effective at disinfecting horizontal surfaces.
5) BioHygiene’s surface sanitisers, which are suitable for Fogging, have proven effective on surface and demonstrated up to 5 log reductions after 5 minutes.

We recently changed the pump of the water features in the compound for better water flow. This also improves the power usage of the pump itself.
These are a few easy steps to replace a water pump.

Step 1 – Power
Before you proceed to remove the old pump, make sure the power supply is disconnected. Your old pump should already be plugged into a GFCI socket, so just pull that out and make sure there is no power flowing to the pump.

Step 2 – Removal
Remove the old pump from under the water line. It will normally sit on top of a brick or large flat stone. Make sure it hasn’t become tangled in any plants or growth under the water, and remove it from the fountain.

Step 3 – New Pump
Place the new pump in the place where the old pump sat. Hide the wiring in convenient areas so they can not be seen from the water. Use the universal hose clamp to secure the pump tubing to the motor, and tighten with the screwdriver.

Step 4 – Testing
Test the pump by plugging it into the GFCI socket. The water should flow freely and steadily to perform its normal function.
